@challenger70fan totally understand! You're in the same position many are who either bought or refinanced in 2020/2021 (this also includes me haha). The question is, is the move something you want badly enough to improve your quality of life and lower all your other costs. And if so, it's just doing the math - yeah you'll get a higher interest rate, no doubt... but is that off set by a likely less expensive home as well as how the equity plays into the equation. I just got a buyer into a new construction purchase with a 4.9% fixed rate. It's not 2.8%, but there are some opportunities with some builders that are much better than market rate. 😎
