My 99 year old neighbor passed away last fall. Her house was built in 1900, and the corner lot is small. It needed a ton of work, but still sold for $199,000 in our small town here in the Shenandoah Valley of Virginia! It’s unreal what is happening! The influx of foreigners are not helping either! They have the cash on hand (if from the Middle East) or the Hispanics pile up about 10 in a large house and divide expenses! It’s not anything less than an invasion….sorry if that offends, but I miss the days of Baseball, Hot Dogs, Apple Pie and Chevrolet! There….I just told my age! 😊

Hi all ! Massachusetts , 1200 sf home on 2 acres , 49,900 in 1985 . 306,000 now . I thank Jesus everyday that I built it and it’s long ago paid off . I couldn’t afford to rent a place now and still eat . Don’t ever let anyone tell you that God does not guide and provide .

My brother finally bailed on Taxachusetts after 37-yrs! He bought a double wide 3-BR on 2-acres in SC for $60k with interest under 4% 6 or 7-yrs ago. Coming to his senses was long overdue!
25 years ago I bought a 5 bedroom, 3 bath double wide on 5 acres for 80,000. I will never leave this place. I have plenty of room for my garden and chickens. I am surrounded by ridges on 3 sides of my property and you can't see my house from the road. It's my private paradise. I have paid it off and I own my cars. That is everything I need in my life. That and the Lord who blesses me each and every day.

My grandpa was born in 1912. At 20 years old he bought land on a mountain in south west Virginia, with his hands and no power tools he cut trees, shaped them and built a log cabin on a stone foundation for my grandma. My uncle and mother were born in that cabin on the kitchen table. Momma tells me how life was hard, but they were never in want. Somehow, we have really screwed up to end up where we are. God help us !

I live in the old home place that my dad built before he died never had a mortgage on it he paid for it as he went thank goodness for that he's been dead 60 years now and I'm so glad for this property
What hurts is when people buy homes at that price it inflates others in the area and county taxes and insurance increases and it makes it hard for people to keep their homes...

Our neighbor bought a cute little Abe Lincoln log cabin and moved it onto his property for his son to live in. He just added electricity and water and two porches. We toured it. It is a one room cabin. He is going to enclose a bathroom and install a kitchen sink area. His wife is very clever and talented and she will choose the colors and appliances. We are very happy for their family. Now their son will be close.
Many are following suit. Walk out basement to move mom and dad in or grandma. It is called survival.

I would wager the people buying are coming from states that have a much higher cost of living. All the folks 'fleeing' certain states or cities literally are viewing and searching areas with lower cost of living and less interference.

Last year We purchased 11.1 acres with 1665 square feet brick home with a 26 x 45 shop and a 50 x 76 barn all fenced fruit trees tons of berry bushes, grapes a deep well two cystern. Large garden spot. City water and septic system. Two chimney one with wood stove. Price 240k.

I live in a low income rural area. Many city and suburbs folks have started buying land here since 2020 - cost of land is going wild! We get regular written offers for our home and land. There are lots of “hidden” costs to living rural that many city folks don’t know:
1. Internet - high speed internet is still not widely available in rural America. When it became available for us recently, we were quoted over $10k for “construction costs” to run a line from the county road.
2. Trash - many rural communities do not have trash pickup. Folks will likely need a truck, or a vehicle that can pull a small trailer to haul trash.
3. Gas costs - driving to town costs at least a gallon of gas a trip. For people who commute to work, this must be factored in.
.....and if you don't want nature to completely take over, you need a tractor w/hedgehog, and LOTS of tools.
Not to mention propane delivery and septic maintenance, chimney sweep...

We married in 1972, we bought our "forever" home in 1975. It is a 1926 farmhouse sitting on 10 acres out in the country. We paid $9,200 for it. We raised 3 daughters here & will never sell it. I can't fathom what it would sell for today. Yes, it's nothing fancy but it's all ours. There's enough land that we have a couple head of cows that provide us with babies every year & we also can raise a pig or 2 for our own consumption. I feel so bad/sad for the younger generation that are leaving home to try and buy something for themselves.
My starter home in 1998 in coastal NJ was a 1400 square foot site built home built in 1950 on a small 8000 sq foot lot. We bought it for $165k. We sold in 2016 for $245k. It’s now estimated worth at about $580k. When the bubble bursts it will massacree millions of families. I am praying for all 🙏

SE Wisconsin here. My sister’s neighbor listed his home for $399k. He accepted an offer within 2 days for $483k with no contingencies. People are crazy.
In 2021 I finally sold the "mcmansion" in the suburbs that I raised my family in and bought a move-in-ready single wide on 3 acres for 40,000 dollars cash NC. I remember thinking maybe I paid too much but felt like I was being led to buy it anyway. After watching this video I'm going to have to investigate the market value of this property today. With everything going on now in the economy I now feel like one of the richest people in "Pottersville" (It's a Wonderful Life reference). I have been slowly plugging away at turning this place into the cutest little Farmstead/Homestead I possibly can. This is the first year I started turning a small profit on eggs and garden plants at a local market. God is good. Trust God and your instincts and do whatever you have to do to live a more self-sustainable and self-sufficient life!
I was glad you shared the cost of an acre of land and a mobile home because last night my widowed cousin was talking about selling her refurbished mobile home and moving out into the country into a new mobile home and it’s Minnesota. She needs to do the research and come to reality. She’s 70 years old. She for sure would not be safe! She would not be able to afford the rising taxes, utilities, insurance, the mowing, the snow removal, a shelter for tornadoes and the list goes on.
Henderson County in North Carolina house prices are unreal. Due to retired millionaires in this area. It has mostly out priced the regular folks. Rental prices are awful. A one bedroom.apartment is 1400.00 a month. Also on tv heard a short news report that inflation has gone down this quarter. I just laughed about that. Who are they trying to fool!

I love your program. I will be 80 next month, and watching you brings back memories of a mini farm I had about 20 years or so ago. I loved it. I saw you this morning picking up a huge bag of goat feed. Please be careful. I never had goats but 120 chickens and picked up more bags of chicken feed than I could count. I now have several issues in my back, and because I have a rare autoimmune condition, I can not have surgery and am working with the pain clinic. I would not want you or anyone to experience the chronic pain that stops you from doing the things you love.

The edges of those metal beds can get hot, some people buy the insulation tubes or pool swimming tubes and put them over the edges so they don't burn themselves. it works.

I purchased 4 raised beds and plan to get more. My goal is to be all raised bed gardens by next Spring. I have lots of disabilities and bending over, standing, fighting the grass, being manhandled by the tiller, has left me with no choice. I'm also putting in six flag poles to attach my shade clothes to. This way I can bring them down if/when we have hurricanes or stormy windy weather.
12 years ago we bought our very nice single wide(used) 3 bedroom 2 bath with vaulted ceiling, large deck on 3 house lot with garage and large shed for $27,000 in small town Kansas. If we decided to sell we could get probably $60,000. We are here for life because it’s paid off and looking to retire debt free.

I live in Germany. In my area houses are absolutely unaffordable. Old, unfinished, in need of remodeling, no land, maybe a small driveway or garden and for that 500k. Rent is high, salary low.. absolutely no way to save up for a deposit on a house. 😢

We just purchased a home in February in central Michigan. 1.5 acres,3 bed 2 bath 2300 sq ft finished basement that adds two more bedrooms.. new septic system and very good well water. Two fire places attached garage,larger pole barn.

$219,000 with 20% down and credit scores in the high 700s. We sold our smaller modular home on one acre in a HOA. We had paid $89,000 for it 8 years ago and sold it for $145,000 That is how we managed it get our current home that has the space we need to be more self reliant.
It’s everywhere. I looked for 18 months for a farm in Tennessee. I finally found my dream farm in West Virginia and we close this Thursday. Patience paid off, but honestly I don’t know what people are going to do. Even if rates were lower, the prices are insane.
Back in 1978 when we first married, our 14' x 70' singlewide was $14,000. A small double wide ran around $23,000. We looked into changing out about 15 years later, prices had tripled. We were lucky to get a 1956 built solid wood house with a basement for $102,000 in a nice neighborhood. Tax appraied now for nearly 174 thou. Its crazy. Sons are struggling bad trying to pay for their mortgages. Our place isnt big enough to do a multi gen household. Praying hard right now.

Home prices in Texas have skyrocketed. We have had an influx of people from California and New York migrating here. We are not a state income tax state but our property taxes are through the roof. My son sold two acres for $100,000. My grandchildren sold a one acre lot with a 20 year old single wide trailer for $120,000. Crazy! I built my home in 1984 for $20,000. Of course, my husband did all of the work.

I’m in Kentucky. Granted I’m near Lexington so it’s a desirable area for commuters. I purchased my 1300 square foot older home with a one car garage and a 1/4 acre lot for 145,000 in 2016. I have made no major updates except new gutters, AC and furnace. The sale value of my home at the moment is 260,000. This blows my mind. We looked into land further out and quickly realized it was not realistic for us. An equivalent home, not as well cared for as the one we have, on 4 wooded acres was over 400K. We’ll stick with the land we have and continue to utilize it well. You’d be surprised how much food you can produce on 1/4 an acre.
In our area of east TN, some houses are coming down. But still very unaffordable for the average person. Acreage is being bought up left and right by big developers. Nasty apartment/condo complexes and “suburban” neighborhoods are popping up all over. Our farmland is getting Scooped up and will never come back 😢

We were just approved yesterday actually to buy a 1968 home it's four bedrooms two baths on 3/4 of an acre it has a 30X 40 Workshop it has a cast iron tub and it has Miami-Dade pine wood floors if you don't know what that is look it up because it's awesome it also has a small basketball court and the people were so desperate to get out because no one wanted to buy it they're putting 10,000 towards our concessions we are paying a little over 300,000 for it but houses around the area are going well over 400,000 there's an issue with the air conditioning but my husband is an HVAC technician and my daughter has also learned the trade with him so they're just going to go in and fix it before we move in so everything will be ready for our son when we're ready to move in it'll be nice and cool for him because he has epilepsy I love all the old things in the house there's also a built-in dressers in the closet I just can't wait to get in there and start getting everything situated and settled they even have a well with a hose on to it so they were gardening in one area of the lot and that's what we're going to do also we waited for this for over 9 years and we finally found the perfect property for us it's also directly across the street from a fire station which is awesome for us because we have an adult son with special needs who is autistic and epileptic and another condition so it is very comforting for them to be so close in case I need them. This is the house that I asked everyone to pray about and it finally came through yesterday and we are thrilled so thankful for all the prayers and support! Now the hard part waiting the 30 days to close
One of the problems is the appraisal district has increased the value of the homes. Mine increased this year by $40,000. Why? I have done nothing to it except keep the yard mowed and the property clean! Of course, that increased my taxes and insurance. I am 73 on a fixed income and can’t afford these increases.
Does you state not have a homestead tax exemption for the elderly. I’m 68 and pay no property taxes for the house I live in (only the one home is exempt.

In GUELPH ONTARIO CANADA.. a city of 150 thousand.. a lovely clean little city .. a University town.. a tiny shack in bad part of town that was ONCE less than 100 thousand not even 10 yrs ago now are going for 700 THOUSAND dollars. Tiny 900 sq ft with no driveway.. no lot!! It is INSANITY here in Canada! And Many from Toronto are selling their million plus homes and moving here for the past 10 yrs as it is right down the 401 HWY about an hr or so commute and that has skyrocketed housing here. Rents! OMG.. a ROOM goes for 1000 dollars a month. A ROOM. Yes renting a Room! An apartment? oh forget about it unless you want to pay 2000 PLUS for a tiny one bedroom no parking or amenities! Food prices are off the charts! Gas is currently 1.70 a litre ( which is akin to 10 dollars a gallon folks!) TEN DOLLARS a gallon. Our current PM who has legalized weed and now in British Columbia ( province out west) they are making cocaine and crystal meth in govt labs to give out FREE to addicts in safe injection sites. Yes you read that right! Problem now is high school kids are now coming and get free hard drugs and getting hooked.We wont get even started on the horrific Opiod Crisis and homelessness Crisis we have ! My dad grew up in London, Ontario and lived there until moving to the States around age 30 (he’s 87 now). His was a “working poor” family, but he says they never locked their doors. The ice man could just walk in and deliver to their ice box when no one was home. These are certainly different times, in so many ways…

We actually lucked out, back in 2010. In Southeastern South Carolina (we’re about a half hour from both Savannah, GA and Hilton Head, SC, but rural!!) we bought a 1500sqft house on not quite an acre.
Built in 2007, so it was newer, cute as all get out!
We got it as a foreclosure for $100k.
Similar houses in our area are now selling for between $200k-$250k. On smaller lots.

My sister and husband live in Rutledge Tn. He lays tile and says down in Knoxville where most of his jobs are, some in townsend as well. It is people that are from California coming in and they are horrible to work with.
Rent is astronomical as well. North of us closer to Chicago it’s as much as $3500 for a 2 bedroom apartment..slightly cheaper here but still..glad we bought when we did & have since paid it off twice! We originally bought it under private contract, paid it off, mortgaged to finish fixing it up,(we gutted it, had to put in a well) & now retired debt free. We made under 50k but live below our means. No fancy stuff here lol

That is actually a blessing. There are so many issues with thr Glen Canyon AND Hoover dams, who knows how long the Arizona experiment will sustain
We paid $200,000 for 17 acres, 2000 sq ft home in 2017 in East Tennessee…the people moving here are killing our children’s future housing. It really is sad.
The 700 sq ft house in my neighborhood is selling for $125k. It needs a new roof, new drywall, new siding, new front door, and has no central air. When I was a kid it sold for $40k. It's insane. Our house is estimated way above what it's worth so our property taxes are uncomfortably high. I live in a no nothing small Indiana town. It's not a highly desirable neighborhood. Don't get me wrong I love it, but it's worth financially all that.

The rise of home prices here in East Tennessee is due to the influx of people from other areas of the country moving to this region. I live in Johnson City, and the availability is small but the price is huge.
My sister, who lives in Anderson Co., is a realtor. She said that people from Commyfornia are moving to TN, buying land sight unseen, and they are paying cash for it. This has caused the price of houses to double since 2020.

All new construction which is everywhere near me in GA is 500,000 and up. Houses crammed in no yard and in places you never thought they would build houses. My neighborhood was always considered starter homes. They are now $400,000 and up!!! They are still selling like hot cakes here. Stores and venues full of people buying stuff

My two married girls cannot afford to buy a home here in Canada. In their hometown, where my husband and still live, the price of a single, detached home is approximately $850,000 ....to the sky is the limit. That's for a 1,000 square foot house. Townhouses range from $750 to $1,000,000 depending on the level of luxury. Even in the surrounding countryside, bungalows start at $1.5million and the average is $2-4 million. The situation is pretty dire for young people. I know young people working 60+ hours a week and they cannot afford rent so they join others to rent rooms in a joint house. I think boarding houses will be making a comeback like in the depression.

That’s how people up here in Idaho felt a few years ago. From 2010 to 2020 property prices literally doubled in many areas. 5 acres and a nice manufactured home went from 175,000 to over 350,000. I bought my house in 2019 and it was the fourth house I had bid on. Two of the bids I lost were paid for all cash, at least 10,000 over asking price, to people from outside the state who were purchasing them site unseen. Crazy.
In my area (Western Washington), my son's girlfriend bought a mobile home on a 4000 square foot lot for $225,000 five years ago. She now rents it for $2700 a month. It's crazy. For those who think housing will not go down, look back to 2005 to 2010. During the last downturn my husband's job moved cross country and we bought a house in Florida for $320,000. Back in 2005 the "value" of that house was $750,000. Be patient, the market will come down, this is not sustainable. By the way, love your puppies (all your animals for that matter). I live vicariously through you.

I feel it is all by design. Here in South Georgia, the tax assessors have raised the assessments and it is still going up, up, up.

4 years ago our home was worth $220,000. Today it's "valued" at $380,000 (and this is in WV)on the low end. Our rate is low and we keep plugging away at paying it off.
My husband and I live in a restricted community in East TN. We have lived here since 2009. In that time the house next door to us has sold 3 times Two of those purchases were by people from California without actually physically seeing the property. They paid way too much and the information that was advertised was not 100% truthful. That is part of the problem, the buyers are coming from states that are very expensive and paying too much for the house
We have 35 acres and would love the kids to build here. The problem is there are so many restrictions: wetlands, septic regs, minimum lot subdivision issues, town permit etc. It takes about $150,000 to prepare a lot and would require a very long driveway to plow in the winter. Not feasible
I’m in Massachusetts . I own a small ranch , the rent in a small town I’m in is 2,000 a month for an apartment! Houses being built 6-800,000 they are increasing our property taxes and water and sewer . My sons have not moved out yet since my husband passed away 2 years ago. It takes 3 of our incomes to stay afloat ! Massachusetts also nicknamed TAXACHUSETTS is becoming a state for the wealthy. We have been doing our research on moving elsewhere, but where do you go ? I feel like everyone is having to have 2 jobs just to stay above water . We are praying and preparing the best we can and God taking care of the rest.
The people that keep moving here are the reason the prices are like they are. They keep paying these ridiculous prices so the market keeps the prices this hight. Sure, I’m sure they are great people, but they have pushed locals out of the market and locals resent it around here.
You should see what’s happening in the uk…. Shoe boxes that pass for houses and are advertised for almost half a million pounds.
Purchasing a home for our younger generation is becoming unattainable AND the rental prices in Middle TN are OUTRAGEOUS! Multi-generational homes are going to return out of necessity to survive.
Tennessee is getting massively gentrified. I don’t understand why people from a state don’t have an advantage in their own housing market. All states have different average incomes, laws, and economies… so how does it make sense that people from one state can rush in and completely take over just because they come from a higher paying state? I’m sick of this.

Welcome to Colorado! I was trying to move to TN in 2018 and 2019 because you had jobs for me and cost was just a smidge under what I was paying in the most southern, poverty stricken part of CO. God said no, and then we know what happened a year later. I now know why God said no as I was here for my Mom's passing and cancer journey and now caring for Dad. I am trapped here now in a rental, but luckily I have a merciful landlord that hasn't raised my rent. She bought this 1000 Sq ft home for 66k in 2016. Comps in the area now are 185k, but 2 years ago some people moved here from Chicago and paid 238k, and are underwater already. 4 homes on my block in some stage of foreclosure. 500 plus homes in my zip code. It's downright shameful!
I remember in the late 90s in the U.K. they were literally throwing mortgages at people. Not any more it’s difficult to get a mortgage now.
I looked two years ago and it was wild. Now it’s just insane. Pray for me. I need to move. 😊

Missouri home prices have risen similarly. My son bought a home in rural Missouri in 2021. It is a hundred year old Victorian on 3 acres that needed work but had great bones. That same home with minimal updates is now valued at $340,000. He paid just under $140,000 for it. We praise God that his family was able to be in a safe town before things got any worse.
It's like this in Georgia too. It's just so sad. I really feel for our kids .
