@Brandevise thanks a lot for this informative video. As against buying for rental, how does buying for self use versus paying rental compare in Germany. Of course a lot depends on individual specs, but request your general advice and if you think it makes sense could be a topic of a separate video
No, just like you, I am careful about the money I spend. My query is a general one to increase my knowhow on the topic. I am not actively considering buying real estate in the near future. I can understand if you would want to reserve your answer to those who pay for personal appointments, but thats not for me at this stage.@_.Brandevise

Out of curiosity, Didn't you guys take deposit in advance from that tenant ? Ideally 3 to 4 times of the rent amount. That should have covered the rent for the few months atleast.

In Bucharest what we have heard is that they only take one month of deposit and one month of rent in advance. The tenant was the “divorced husband” of the person selling us the apartment and was already living inside, that’s why we didn’t think much of it. This was the only apartment we bought “second hand”, otherwise the other properties we are buying are all first hand.
We finished paying the amount, he signed the lease - he was supposed to pay till the 05. Of the month (May) and he just packed his stuff and left.
Property business is riskier way more in long term. Tenants destroy it with time

As a German citizen yes. I’m not aware about non-EU nationalities. You can always set up a company there and buy properties over that.
