    I would like to know, does 90% represent "substantially all" for both USA GAAP and IFRS?

      IFRS does not provide what is the materiality measure for the lease term and present value payments so we adopt the GAAP's guide which is the 75% and 90% on lease term and present value payments respectively.

    Sir question po, kung 5 yrs ang lease tapos on the third year nakipag negotiate ang lessee ng 50% discount, how much po dapat ang rental revenue on the third year. Irerecognize ba outright yung full 50% discount sa third year or idivide ba dapat sa sa 5 years.

      There are countless other videos on youtube on this topic in english only videos. He is aiming at a Tagalog speaking audieence. Even though he uses English, it's not because he's trying to teach English speakers, but simply because that's how Filipinos speak to each other.
