Still not sure how I feel about this.. but we sold all of our mobile home parks! Mobile home parks have been a fantastic investment, but I'm ready to see what comes next!
With farms you can lease the fields. Also if it has enough trees you can sell timber and replant and repeat. Also you could do hunting lease. Depending on the location you could put a small camp lot and rent out a camping spot on airbnb or something
FOREST yields crops too but this man knows the price of everything and the value of nothing...good luck begginers tech you are way ahead of him with or without land!
I’ve considered leasing the entire farm for hunting, but not considered breaking it up by section. That’s something to consider! But at least the next year or so I’m having a friend hunt it for free in return for him making some improvements to the property. We are going to make it a deer hunting paradise!
This entirely depends on where you live, and your current financial situation. Also is this 50k in cash, or a loan you can qualify for? Or some other asset you can sell for that much? In my personal situation, if I had 50k, i'd use it as a down payment on a house that has at least one rental unit like a basement unit etc, that I can rent out and use to help pay off the mortgage.
We’ve had Black Rock, Vanguard type investors buying up all the parks here. They then Jack up the space rents and most are unable to afford to stay. So sad. And not sure what the end-game is for the investor.
@mengmania: After jacking up rents and forcing out the renters, the owners take title to the abandoned mobile homes and now they own both the land and the homes.
I don't know man seems like you walked away from consistent cashflow. We have turned down $50,000,000 for our parks but in reality that is only 6.4 years of income off them so its not worth it to us. Now that they are paid off we use our cashflow to buy up other properties (farm ground and storage facilities) debt free.
I definitely went back and forth. Yes, I do have some regret. However I’ll triple my portfolio size with the profit I made. However.. it’s been hard to find new deals to deploy it into.

So what happened to all the people who were renting those lots for their mobile homes. What happened to their homes?
Nothing happens to them. They just continue to pay lot rent to the new park owner.
