Research is key! I bought bare land for $35k down and owner financing, changed zoning to forestry to reduce taxes, sold it 3.5 yrs later, netted about $250k.
@@eagleeye2427 It was originally zoned rural residential 5+ acres, which put taxes about $2k per year. I had it changed to forestry, which reduced taxes to about $80/year. Helps make it affordable since it isn't earning income. It can be changed back when/if the new owner wants to build.
GIS was on my phone and computer every day during 2021 and parts of 2022. LA County Tax assessor posted links to theirs for tax current status and prior assessment of the improvements. Once MLS showed something, find the parcel and go to GIS. Exactly how Christina mentioned it.

Very helpful Kristina! There are a lot of little 1 or 2 acres plots of land for sale here in the eastern part of San Diego county that are very tempting but you have to keep these things in mind! "Like"
@@CaMT888 Theyre mostly between 30 to 60 miles inland and in the mountains. Its rural but as the population continues to sprawl eastward, they may become prime real estate in 15 years

Everything is drainage. Make absolutely sure when you get your land, to focus on drainage day 1.

Are these small plots something they will build a house on for you? Is it very far from the coast?

I can attest to Microsoft buying huge swaths of land. They are buying and building data centers all over southern VA.
A raw land tax is not going to be more than if there was a house on that land even if homestead
