How about cash out refinance? Interest rates are so low, its like free money. You can then, continue to own it, rent it and take all the equity (tax free) and use it to build more. Tell me if I'm wrong.

I love the tile, wallpaper and colors you chose. I love the house design. I love Joshua Tree too. I've stayed in 6 Air BnB's there so far. We have 4 kids so we typically look for more space. We booked one in early January that is about 1500 sq ft - 3 bedrooms, lots of open space, and in your neighborhood (on Hillview Road). We loved their price of $250 per night (week day) and all 5 star reviews. I'm trying to convince my husband to buy a fixer upper out there or land. Love your channel.

Love the house it's so quirky and cute. As far as an airbnb, I think the design will attract more people compared to your competitors. On the flip side, the design might make it harder for you to find a buyer.

The funky wall papers are great. There in really specific and small areas. Like the accent wall murals in the bedroom. Busy but not offensive and I think gives you that funky desert vibe and makes the pink/green/grey colors seem neutral.

Cash out and use monies for next purchase, that's what I did, never know what the market will be like in a year or two...and having cash on hand when the market slows/ crashes will be good to move quick on deals that pop up.
Pretty good idea! We've discussed that. I think at the end of the day, being prepared for a market crash/correction with cash on hand would be ideal. Still weighing our options though.

I spent over 2 years abscessing on the house I bought YV and was just about to start Airbnb it when the pandemic hit and it just so happen to be a good time to sell with people escaping the city going into bidding wars. Part of me does miss being able to go out there when I want and have the passive income, but in the end for me I really wanted the next project. My vote would be to pull a $275k home equity loan out @ under 3% and go make another one. Rinse and repeat. On another note, I would like to see more info on getting the plans together for this house. Where did you get them, what did they cost, show us the floor plan/drawings, etc...
Overall I like it. Not into wallpaper but I "get it." I like the doors. I like the color banding (at least that's what I call it) the best. I can see it in all sorts of color combinations. I may use it with two different grays, an off white and a deep blue. All sorts of possibilities. Great video.
Personally I would refinance for an 80% loan. And keep the house on Airbnb. You will net about $165k probably and that you can use for future builds. You tax deductions will become higher and also the $165k will give you much higher return than the 3.25% refinance rate it will cost you to take it out.

Land is cheap in Joshua Tree and this was built with a general contractor correct so anyone else could build the same for your cost? I'd keep it though with that ROI. Your course is a great idea! Not only a cool subject, but online education is supposedly a $1B/day business at the moment. (per day!)

That house is amazing looking. The materials you used look superb, and if I lived in the California area I would defiantly pay $300 a night to stay there. I would not go immediately to the $400-500 range because that is a little pricy for myself at least and I’m not sure if others would, I recommend starting lower and then increasing the price depending on the demand. Overall, I think the house is defiantly worth keeping, but what do I know I’m only an undergrad who doesn’t have a business.

Realtors promise A LOT. That's how they buy themselves TIME (via a 6 month listing). What they also WONT tell you is how much it TAKES to sell that house. Closing costs (title insurance,transfer tax,title searches,closing fees,etc), commissions, prorated property taxes, insurance, mortgage payments(maybe), and possible seller concessions... ...could easily add up to 10% of the sale price. So let's say you DO sell @ 560k. Your net at closing would be like 504k. I also don't know if you factored in the land price into the $275k, but that might be more to subtract. The price of ANYTHING, including real estate, is the price that someone is willing to pay for it. P.S. Sorry for that diatribe, but I'm an investor and I HATE when Realtors promise a number, when they aren't even the buyer. I deal with it every day. Hope that helps :)

I don’t think he spent $3000 on that fridge. He said he wanted the SMEG fridge which costs around $3000, but got the one in the video instead because it was cheaper, and he hopes it doesn’t break. That’s probably why he didn’t have the option of choosing which way the fridge door opens.
I don't love the wallpaper choices, I think because it's mixing too many geometric components. If it were more organic, floral, or abstract shapes, or playing with tiny/giant scale, I think it would work better. But I approve of your desire to go for it and take a risk.
