The problem with people like this is, they know the law and the landlords do not. She could’ve protected herself by making sure the lease was one day less than the legal limit. Cops can access the public records there on who owns what. It makes it a lot easier. Everything is hidden in the United States (for tax dodging reasons) So squatters found a loophole around it
I work in a nursing home and we have had 2 squatters who didn't pay and they got the same treatment as someone who paid 1000 a month yr after Yr. They are the most demanding people looking for everything for free and always blaming the world for everything. If a fly came in the window on a hot sunny day they'd treat the staff badly. They are better off not being around if you ask me. 1 person shouldn't have the power to ruin many peoples lives and all free of charge. They have no work experience in their lives only blame stories of how mistreated they have been

This enrages me so much. This should not be happening. My state recently passed a law to stop squatters from doing this and it's been working. Police show up and they are put out on the street right then and there. This is how the law should be all over the country. This cannot continue and any lawmaker who supports this should be voted out asap.

In your own home, too. In 2015 my A/C contractor said he was living in his truck. I was a compassionate person and I agreed to let him stay in my guest bedroom and guest bathroom for 3 weeks while he looked for a place to live. Two and a half years later he was still in my home, I didn't want him there, he would have his grandson stay without my permission, as an advocate for him I contacted rentals for him, he said he couldn't afford it, even though he wasn't paying me rent and was self-employed, and my research on my rights in the legal system revealed he had more rights than I. I finally just made it unpleasant for him to stay here and he finally left, leaving damage in my rooms he and his Kindergartner grandson occupied. The situation was traumatic for me, I've lost my compassion for people, despite being a nurse, and I will never allow anyone to abuse me, again.
You learned a valuable lesson. Losers nearly always do it to themselves and as such are unworthy of compassion. They choose to be fools and I choose to avoid them. An HVAC contractor has ZERO excuse for not making bank.
So, I have to frequently take my kids for medical trips to a bigger city than where we live. Often, there’s no room at the Ronald McDonald House Charities and we can’t afford motel rooms. Airbnb allows me to keep my children safe in unknown cities in safe neighborhoods. We’re always quiet and treat the place with the same respect as we’d treat our own home and neighborhood. Exactly. The property owner needs to get a bunch of his friends, preferably big ones, and have a party at his property. When the squatters come "home", they'll have a little discussion.
The "renters" made a verbal agreement to leave the next day to the police officer, so that police officer may have the right to remove them immediately.
Cops will say this is a Civil matter, and they only handle criminal matters, unless a court order permits them to do action they will not act on civil matter
Just passed a law here in Florida. As of July 1st, squatters can be evicted by police, handcuffed, and prosecuted for criminal trespassing. No need for a court order, or a lengthy expensive eviction process.

Police overwhelmingly side with the party that calls them without regard to the actual facts of the matter. This was fixed elsewhere by renting to a relative who moved in, changed the locks, and assumed a similar posture against the squatters and their pile of stuff on the curb. The relative returned possession to the owner. Folks, this is usually propagated by filing false paperwork with local government and can result in fraud charges and civil monetary judgements against the squatters.

yep, most long term hotels will even cut it at 20 days to be safe so that you don't just "stay an extra day", or.. they will rent to you past 30 days but change you to a different room before the cut-off to reset the timer.
They must have a good credit rating if they were allowed to rent from AB&B , so I would just continue with the Eviction and start giving them a bill every week plus late fees in a very large amount and let them know it will be reported to The Credit Bureaus if they do not pay .

Legally a lease says the same thing, only more so residence is inherently part of it, renting property out you're expecting them to use it and go home. While under different purposes, they've stayed past the point they are deemed a guest legally. When people reside for long enough they gain rights that allow them to move in a more orderly fashion. If not, landlords could throw you out because you hung a red painting on the wall (and you didn't violated any rules.) Also, there has already been a mayor dealing with squatting issues. Although they didn't have a hard time because it didn't have enough time involved for the tenant rights to become open to abuse.
Nope, not if the mayor or police chief want to stay on the right side of the law. There is a legal eviction process for holdover tenants. Don't follow it and you will be breaking the law.

Also be careful of having house guests in your own private home/condo/apartment because if you invite a friend to stay on your couch for a week they can refuse to leave and you are faced with the same issue. In some states any guest who stays at your home more than 3 days automatically has rights within your home . It may not be 3 days in all states but you will have to go to court and get a judge to issue the order of removal and this is not a joke I've seen a news story about this. A woman invited a female friend into her apartment to stay for a couple of weeks on her couch and then the woman refused to leave. It took the lady months to get her out.
I remember that case. She did the nice thing to help out a friend and that woman refused to leave. I had a college friend let another college friend live free in his house for a while and he sued the owner when he slipped and hurt his ankle in the bathroom.
Losers should not be helped because they are losers by choice and toxic by nature. I do not have loser associates or friends and keep such people far out of my life since I don't want them to know I exist. If you change the locks without them knowing, they'll call the cops in you as the rightful owner and have your arrested. This very same scenario just played out in Queens, NY. Squatters produced a bogus lease and said they lived there and lawful owner was arrested. It happened in early April 202. It's disgraceful

There has been so many problems with squatters over the last few years, I don't know why anybody would take the chance of letting anybody into their home. It's been an ongoing problem for a long time, yet people still rent their homes and then cry victim. The time to get legal help is not trying to remove these squatters, the time to get legal help is when you're even considering renting your property.
I am doing just that. My squatters left me with over $25,000 damage before I got them out. The thing is, they are only hurting themselves. Soon they will not be able to rent a place because of the records they are leaving behind. Not only did the eviction get recorded but the lawsuit after that. These big rental conglomerates will be the only thing left after the small landlords are gone. The big conglomerates have in-house lawyers who won’t even let them move in. I am glad I am getting out of renting. Sorry for those who have to rent behind the changes these squatters are making.
I have a friend that does airbnb. A couple tried to pull this stunt on him but he paid a few sketchy looking guys to go get them out. They moved out immediately. They only do this to people they know won’t go the extra mile

Growing up my parents managed their own rentals but now I soon will get into the business and understand the importance of a management company. They didn't like management companies, I don't like it, but there's way too much legal stuff to go through now days where a management company (A good one) is very necessary.
Update: ABC11 reports that court has granted the eviction, weeks after they refused to leave. However, the homeowner must wait 10 days to see if the squatters make an appeal, despite not even showing up to court which should normally default as a win to the homeowner.
Police escort to your home. Why? To remove your own personal property. You own everything in that home. Granted, there are laws in some places that don’t allow you to cut utilities or take out stuff like the stove, the doors, the windows or change the locks. But you can take all the furniture, dishes, towels, cabinets, tvs, and all other removable items that you have purchased. Some hosts have done this and the squatters have moved on as they have no where to sleep.
I Think it's part of the legality of malicious action against the tenant. Along the lines of cutting power. And that's even If you're allowed inside in the first place. The squatters can refuse entry to the landlord. Otherwise, it would seem like the landlord can simply go in for inspections, to take out everything they paid for, stop paying the utility bills (though I don't know if you want squatters to further entrench themselves by getting the utilities in their names), etc. Several States have made this issue of protecting small landlords by writing laws against squatting. This is what's needed -- common sense and balanced protections for renters And landlords

Ive been a long term air bnb renter a few times due to my job being remote and travel. I had a weird feeling things like this would happen eventually smh. Im glad my host and I had a good cool respect and trust.
They rented an Airbnb and made payments from Oct 25, 2023 to May 24, 2024. Its been 2 weeks and they have stopped paying. Looks to me that they might have run out of funding. Renting an airnbnb long term is a boatload of money. Looks like the owner is trying to get this sorted before things get out of hand. Good on her, but their might be more to the story than meets the eye.
They can't do that s*** in Florida. The cops can and will 100% arrest them on the spot. Remove all their stuff and hold it until they pay to get it out. I'm glad I live in Florida

1. Contact your state’s representative, send photos of the notice they posted and all the other backup documentation, ask your state representatives for help in changing Squatter Rights laws. 2. Move your AirBnB business to Florida where squatters have no rights. 3. Make sure to retain the tenant’s name, SSN, so you can send them the bill after they move out, and if they don’t pay, send it to collections immediately. They’ll pay when it shows up on their credit report.
Who will pay the bills on that house? If they want not be the legal owners, then they can pay the Mortgage property taxes, water sewer garbage in their names.
It’s real simple, you don’t accept long term rentals because it crosses the threshold of tenancy whereby certain civil protections are incurred by the occupants, requiring legal action if they choose not to vacate. AirBnB makes this known in their terms of service.

This is such an easy solution. States require a public database that police can access. And that database will have the listings of properties, who owns them and who is currently leasing them. If the tenant ID doesn't match, they're arrested. Why is this so difficult?

Motels will make you check out before the 30 days and check back in. That avoids a tenant occupied agreement to take place.

In 2015 my A/C contractor said he was living in his truck. I was a compassionate person and I agreed to let him stay in my guest bedroom and guest bathroom for 3 weeks while he looked for a place to live. Two and a half years later he was still in my home, I didn't want him there, he would have his grandson stay without my permission, as an advocate for him I contacted rentals for him, he said he couldn't afford it, even though he wasn't paying me rent and was self-employed, and my research on my rights in the legal system revealed he had more rights than I. I finally just made it unpleasant for him to stay here and he finally left, leaving damage in my rooms he and his Kindergartner grandson occupied. The situation was traumatic for me, I've lost my compassion for people, despite being a nurse, and I will never allow anyone to abuse me, again.
You learned a valuable lesson. Losers nearly always do it to themselves and as such are unworthy of compassion. They choose to be fools and I choose to avoid them.

So, I have to frequently take my kids for medical trips to a bigger city than where we live. Often, there’s no room at the Ronald McDonald House Charities and we can’t afford motel rooms. Airbnb allows me to keep my children safe in unknown cities in safe neighborhoods.

Just passed a law here in Florida. As of July 1st, squatters can be evicted by police, handcuffed, and prosecuted for criminal trespassing. No need for a court order, or a lengthy expensive eviction process.

Police overwhelmingly side with the party that calls them without regard to the actual facts of the matter. This was fixed elsewhere by renting to a relative who moved in, changed the locks, and assumed a similar posture against the squatters and their pile of stuff on the curb. The relative returned possession to the owner. Folks, this is usually propagated by filing false paperwork with local government and can result in fraud charges and civil monetary judgements against the squatters.
and this is why a lot of hotels won't let you stay in a room more than 30 days. when i first heard the policy i was annoyed and thought it was incredibly dumb. but then they explained it...
yep, most long term hotels will even cut it at 20 days to be safe so that you don't just "stay an extra day", or.. they will rent to you past 30 days but change you to a different room before the cut-off to reset the timer.

They must have a good credit rating if they were allowed to rent from AB&B , so I would just continue with the Eviction and start giving them a bill every week plus late fees in a very large amount and let them know it will be reported to The Credit Bureaus if they do not pay .

Legally a lease says the same thing, only more so residence is inherently part of it, renting property out you're expecting them to use it and go home. While under different purposes, they've stayed past the point they are deemed a guest legally.
When people reside for long enough they gain rights that allow them to move in a more orderly fashion. If not, landlords could throw you out because you hung a red painting on the wall (and you didn't violated any rules.)
Also, there has already been a mayor dealing with squatting issues. Although they didn't have a hard time because it didn't have enough time involved for the tenant rights to become open to abuse.
Nope, not if the mayor or police chief want to stay on the right side of the law. There is a legal eviction process for holdover tenants. Don't follow it and you will be breaking the law.

Also be careful of having house guests in your own private home/condo/apartment because if you invite a friend to stay on your couch for a week they can refuse to leave and you are faced with the same issue. In some states any guest who stays at your home more than 3 days automatically has rights within your home . It may not be 3 days in all states but you will have to go to court and get a judge to issue the order of removal and this is not a joke I've seen a news story about this. A woman invited a female friend into her apartment to stay for a couple of weeks on her couch and then the woman refused to leave. It took the lady months to get her out.

Squatters produced a bogus lease and said they lived there and lawful owner was arrested. It happened in early April 202. It's disgraceful

There has been so many problems with squatters over the last few years, I don't know why anybody would take the chance of letting anybody into their home. It's been an ongoing problem for a long time, yet people still rent their homes and then cry victim. The time to get legal help is not trying to remove these squatters, the time to get legal help is when you're even considering renting your property.

Legally a security deposit can't be used for unpaid rent, only damages. That won't cover the unpaid rent.

I am doing just that. My squatters left me with over $25,000 damage before I got them out. The thing is, they are only hurting themselves. Soon they will not be able to rent a place because of the records they are leaving behind. Not only did the eviction get recorded but the lawsuit after that. These big rental conglomerates will be the only thing left after the small landlords are gone. The big conglomerates have in-house lawyers who won’t even let them move in. I am glad I am getting out of renting. Sorry for those who have to rent behind the changes these squatters are making.

Growing up my parents managed their own rentals but now I soon will get into the business and understand the importance of a management company. They didn't like management companies, I don't like it, but there's way too much legal stuff to go through now days where a management company (A good one) is very necessary.
Update: ABC11 reports that court has granted the eviction, weeks after they refused to leave. However, the homeowner must wait 10 days to see if the squatters make an appeal, despite not even showing up to court which should normally default as a win to the homeowner.
Police escort to your home. Why? To remove your own personal property. You own everything in that home. Granted, there are laws in some places that don’t allow you to cut utilities or take out stuff like the stove, the doors, the windows or change the locks. But you can take all the furniture, dishes, towels, cabinets, tvs, and all other removable items that you have purchased. Some hosts have done this and the squatters have moved on as they have no where to sleep.

I Think it's part of the legality of malicious action against the tenant. Along the lines of cutting power. And that's even If you're allowed inside in the first place. The squatters can refuse entry to the landlord.
Otherwise, it would seem like the landlord can simply go in for inspections, to take out everything they paid for, stop paying the utility bills (though I don't know if you want squatters to further entrench themselves by getting the utilities in their names), etc.

They rented an Airbnb and made payments from Oct 25, 2023 to May 24, 2024. Its been 2 weeks and they have stopped paying. Looks to me that they might have run out of funding. Renting an airnbnb long term is a boatload of money. Looks like the owner is trying to get this sorted before things get out of hand. Good on her, but their might be more to the story than meets the eye.

I feel for this lady. this is EXACTLY why so many landlords are flipping things into short term rentals - because removing a resident/tenant is a ridiculous process but if theres no lease (i.e. short term, less than 30 days) then they are just a trespasser afterwards.

1. Contact your state’s representative, send photos of the notice they posted and all the other backup documentation, ask your state representatives for help in changing Squatter Rights laws. 2. Move your AirBnB business to Florida where squatters have no rights.
3. Make sure to retain the tenant’s name, SSN, so you can send them the bill after they move out, and if they don’t pay, send it to collections immediately. They’ll pay when it shows up on their credit report.

Who will pay the bills on that house? If they want not be the legal owners, then they can pay the Mortgage property taxes, water sewer garbage in their names.
It’s real simple, you don’t accept long term rentals because it crosses the threshold of tenancy whereby certain civil protections are incurred by the occupants, requiring legal action if they choose not to vacate. AirBnB makes this known in their terms of service.

This is such an easy solution. States require a public database that police can access. And that database will have the listings of properties, who owns them and who is currently leasing them. If the tenant ID doesn't match, they're arrested. Why is this so difficult?

You are not supposed to rent out for more than 30 days to the same person. These air b and b should only be used for a week or two for vacationing. Its a huge red flag if they want to rent for 6 months! You dont have the same protections, as you would, if you had a lease.
