    make them the big room
    give them 2 months free on it
    help them move over to the big room even
    give them a price you know they wont refuse £9 sqft for a set time.
    be clear that it will revert to £12 if they are late payers.
    £10 today better than £20 6 months late
    give them back some of the good you have had out of them.
