You had me until you said the insurance companies don't make money on you the first year. That is categorically incorrect. The whole nature of the insurance industry is that every customer is profitable so as to insure that the company never fails and can't deliver the coverage they have taken monies for. The also earn significant amounts interest on revenues, pay monthly customers pay interest. They have every angle covered.

A couple of our B Location sites are on an established Industrial estate, 320 metres from the railway station, quarter mile from town centre, and half a mile from a motorway junction.

Excelent food for thought. With my limited 3 years experience in one of the least developed markers in Europe I believe self storage will remain in balance, just customers will change. In good times people tend to expand and they need a place to store extra stuff. In less good times people and businesses need to shrink thus they need space to store stuff for when the good times will return. In our case during Covid we saw the above happening. Hopefully the same will happen in any upcoming recession. I fully agree on stress testing the financials and I'ma do a simulation tomorrow! Thanks Dean!

Absolutely! I think you're spot-on with the idea of stress testing the business - asking yourself, "If the worst happened, where does it hurt the most?" Because that tells you where you need to shore up and protect. Just like before loading a trailer full of paper, the trailer is put through a pressurized water wash on the exterior to ensure there are no unseen holes in the trailer BEFORE any paper is loaded. It's a lot easier to patch a hole and mop up a bit of water than it is to write-off a whole load of paper because the hole was discovered afterward. Warren Buffet also says, "Be fearful when others are greedy and greedy when others are fearful." I think the fact that you're willing to see the possibility of something OTHER than the status quo means you're not blinded by past successes and are willing to look at reality. Kudos!
