But at the same time, wouldn’t you want more people moving to places like vegas with more available residences. The movement of people alone will increase desirability of the area
Lived in Apple Valley in the 80's. Was great place to live and was safe. But by the 90's and early 2000's, people that couldn't afford LA, moved to the high desert and the drugs and crime came with it. There's a reason those neighborhoods have security.
I live in the high desert. Spring valley has the best homes in Victorville. The Stonebrook estates are very nice in Apple Valley. Not too much in Hesperia, and the Silver lakes area in Helendale is nice as well.
Me and my boyfriend have been traveling the country for the past three years before we settle down next month. Arkansas was a fluke due to my bf's poor planning lol, but man oh man what a surprise... NW Arkansas sparked our journey of finding new areas to start investing in. I was so set on settling down in Denver prior, but our trip opened up our eyes. Bentonville is AWESOME as is Roger's. It's one of the coolest/cheapest areas I have ever been to. A greenway that goes through several towns, awesome mountain biking trails that go through town, amazing food. Worth checking out. We ultimately chose to settle down elsewhere that I won't disclose here ;)
Welcome to my home town Kev. Spring Valley Lake is a good area for the High Desert. Probably the best place in town. Hopefully you can invest and improve that area.

Go visit Arkansas and other middle America states! You definitely need to visit Tennessee. Sure go to the Nashville area but also visit East Tennessee near Knoxville!
Kevin and HouseHack!! Northwest Arkansas (Fayetteville, Rogers, and Bentonville) is a great place to invest. Lots of high paying jobs and things to do. One of the best SEC colleges in the country in Fayetteville. NWA airport is nearby and super convenient. Same with central Arkansas (Conway and Little Rock), less desirable than Northwest Arkansas but still great place to live. I live in Conway and spent lots of time in Northwest Arkansas (my girlfriend went to school there and we vacation there). Check it out!

I think he mentioned cash flow. I really want to see how it plays out. This trip on the jet cost him about $6k not including expenses. So I really want to see how long he’s going to take to break even in that strategy.
Kevin you should be checking out the mid west Chicago Arkansas Oklahoma Georgia Atlanta check out areas where you can buy a bunch of units and get 10 to 15 caps if you buy at the right price, you can do value add, why are you wasting your time in Victorville? Tulsa oklahoma is investing $2Billion into infrastructure and you can buy at $50k per door, avoid areas like Victorville, Hesperia, phelan, apple valley

And we just sold it. Not a safe area. Traffic around is insane. Utilities bills are outrageous expensive. Sex offenders are moving to the area and landlords are allowing those individuals in their homes. Ppl drink and drive in golf carts like crazy. The lake in summer time. Good luck. Fights, ppl got stabbed. I won’t put a dime in this area

Kevin I think you should look into private clubs. I have been working in them for years it’s a very interesting dynamic. You buy into them and you have equity, if the club grows and does well you sell your equity membership for a nice profit.

I see that a lot in areas where incomes are lower or where households and families are doubling up to make ends meet. A recent Pew Research Survey found that 52% of young adults ages 18 to 29 are living with their parents.

People work “down the hill” from Victorville. San Bernardino, Riverside, Inland empire. Horrible drive but many are WFH as well
