    I like when things are explained in a logical way and you just did that. Everything you said makes perfect sense to me but now I have to add dirt along the back of the house from where I took some away to have less of an abrupt slope from the house. 🤦🏼‍♀️😵‍💫 Thankfully, an Amish farm down the road has been putting in a new lane and has piles of dirt along it that they might be willing to sell some of.

    Sound information here... I'd like to add a point: There are situations where outside the foundation solutions may not be possible... particularly in dense urban areas. For example, when the distance between neighbors is so short there is no room for grading or excavation or in some cases even for walking between the structures! It's especially bad when there is negative grade due to the overall terrain that is channeling water between the structures. In those cases an inside footing drainage system that includes sump pump(s) may be the only viable option. That said, in suburban and rural locations where there is room to work, as Preston said, outside the foundations are the way to go.

    A town I lived in had a subdivision which had a high water table. The city used to have wells providing the public water system. Then, they got water from Lake Michigan, and the water table started rising. People's sump pumps were burning out because of how long they would run. They were at least concrete basement walls, with corrugated drain pipe by the foundation leading into sump pits. Most of these sump pits were too small, leading to the pumps turning on and off too frequently. It didn't help that there was a dam nearby. The neighborhood was Cress Creek in Naperville, IL. Buying in a subdivision named after a creek seems like a potential issue.

    I noticed a lot of mold on the home I was painting. There was a sump pump in the crawl space and spring running under the house. Every surface and closed space had various degrees of black mold and rot. It was built with 1 x 3 studs. I was dumbfounded. The owner was a young, single college instructor and naive. It seems criminal but oddly enough the home mortgage isn't based on the condition of the home. Shysters

    My house was built with a sub-foundation drain system that empties into two sump wells. I believe there is a lot of sub surface water in my area because there is always water coming out, even in dry periods. My house sits in what was a drain swale between two farm fields. It seems to work well for me as I have no issues in the basement. Good roof drains and good grading, except for one area in the back that is a low spot. Put a dry well in with drain pipes from it and it keeps it pretty dry.

    I'd like to see how proper grade is done. Can you just add soil to the ground or does it need to start deep?

      LOTS of people, sadly. As Preston said, many people have no idea about proper grade and drainage but any builder knows this, but obviously chose to ignore it.

      @@matthewronson5218 I see, in the UK disposal of rainwater and sewerage is included in the building specification by the architect and has to be completed to the building inspectors satisfaction or the completion certification isn't issued meaning the build is unfinished which means the building cannot be sold until the issues are sorted.

    Im house hunting, and in my area people are putting ridiculous offer over asking price AND waiving inspection. That’s dumber than a rock. Then when things start to break they think they are entitled to huge discounts from the contractors. Stupid 🪨

      So what happens when you have an inspection and the owners don't agree to fix anything? The best you can hope for is negotiating the price. But in a hot market, the owners are not likely to do that either .
