@@AndyElliottrealtor I haven't flipped any yet. I've been learning about this method for a couple of months now and I want to at least get 1 deal and go from there. My first order of business is to size this up in my area (Nashville of course). I want to get an idea what realtors in the area think about wholesalers. I'm not someone who likes to rush in without having my ducks in a row. I'd also like to begin some dialog with realtors in the area as well and see if I can learn a thing or two. Who knows, maybe I can teach someone a thing or two as well lol. Thanks for responding so quickly.

No matter what market conditions exist, problem solvers tend to always come out on top. One of my objectives in business as well as in life, is to become a good problem solver. I think it's terrible that there are people who will prey on others' weaknesses. It never really helps in the long run and it has literally harmed every industry since the beginning of industry. I've worked in sales most of my life, and I'll only sell something if I know for sure that it will benefit both my customer as well as myself. I prefer to be up-front, even if it means walking away from a deal. But anyway, are you on FB? I'd like to connect if you are.
Hubs and I are relocating to Leiper's Fork in a couple months. He is a native of SoCal. I grew up in Williamson County and left Franklin in 1989 for the green pastures of WeHo. I was legislated out of state by politicians that apparently think people that own more than one salon are 1%ers and must be regulated until they can't make a decent profit. I have 29 other lady stylists working for me in 4 salons in SoCal, and if they are willing to follow through on their convictions, 9 have already decided to come to Metro Nashville. They've heard me talk about having four seasons and how you can have a 2,500 SF home on a 2 acre lot for about the same price that a 1,200 SF house on a 1/4 acre lot costs in WeHo, and I wouldn't be surprised if I can open a salon in Williamson County employing just SoCal stylists that have worked for me already.

Hey Manny B thanks for your comments! Great question. I’m nashville there are t any mountains (I’m from Colorado so the bar is high) we do have hills tho. The Bellevue area (37221) is close to Edwin Warner and Percy Warner parks that have TONS of trails! You can find craft beer there. But the craft beer scene so to speak is east nashville and downtown. Hey Melissa! We'd love to have you here. I move a lot of Cali folks into Nashville. As for tornados the last real tornado was in 2006 in Gallatin TN which is north and east of here. We do get several sirens during the summer but haven't had anything serious for a while. It's Oklahoma that seems to get the worst of it. I get this question a LOT. I'm not sure why. We're from Colorado springs and trying to decide if we're going to move to Nashville. What are some of the reasons that you left Colorado springs and some of the things that you like about Nashville?
Hi Lornei! That's a great question. Mostly, the reason is it was just time for a change. I raised a family there (lived in Manitou springs and Black Forest) and was there for 30 years. I am a musician (not trying to break into music) and really like the environment musically here. And to be candid, Black Forest had more than its fair share of spring time snow so a move to the south seemed a welcome change. What I've discovered is Nashville is close to the east coast and gulf coast (my favorite). So vacationing is really an easy deal. The people really are friendly here. Southern hospitality is truly a "thing"! I do miss the Colorado summers and low humidity but have grown accustomed to the heat. I'm a New Yorker looking for a retirement spot! My time working with the Government is just about up. However, I've been playing music for 20 years. Add to that the fact that I love food and Nashville has become very attractive. At the same time, I do understand that I would need a car (yes, I've been so used to public transportation! LOL!), and that the cost of living is increasing. 1BRs in the Bronx have hit $2,000/month, so I think I can handle Nashville housing costs! (LOL!). The big issues for me would be; 1) a whole cultural change from New York, (I've been told Nashville is very diverse, though!) and 2) my 10 y/o son has serious allergy and asthma problems! But it's a city worth looking into!

I don’t suffer from that but it seems to be a “thing” here. As a musician of course you’ll just LOVE the community! I play as well.
Nashville Real Estate ...I like the West End area, Downtown, and The Gulch as long as it’s reasonable. Like a Studio with separated bedroom or one bedroom.
Just so you're not shocked, West End, Downtown and The Gulch are expensive. There are (unsure with covid) a ton of students in West End so prices go up. If you get away from town a little tho, prices aren't too bad!
Andy I might be relocating to Nashville soon -- I'll be working at the Nashville airport. What areas should I focus on with a budget of 200-350k? How is the commute on the 40 (not rush hour)

They are both literally "across the street". There is lots of shopping easy access to downtown and just a nice place to be. When are you headed our way? Thanks -Andy

I notice how all the UA-cam realtors NEVER talk about crime and poverty area's. ya it's great talking about the key points, but how about disusing those and how alot of folks from the area really don't want so many people moving there and turning something beautiful in to an over priced S**thole! (Los Angles USED to be a nice area 100 years ago)
Darrin, thanks for your comments! Your question is a valid one. However, any realtor that pointed out any area, neighborhood or subdivision for those reasons would be on the hook for violating the "fair housing act". Tho crime rate is not a protected class, there would be claims of discrimination made loud and clear. The process known as "steering" is where an agent essentially says, " I know what you're looking for and that area isn't where you want to be." That's totally illegal. By law we don't have an opinion on those things. That's up to the buyer to decide. We CAN however suggest visiting government crime websites to get statistics. That can help a buyer decide if they are comfortable in any given area. I don't know much about LA but I love California. A final thought: Here in Nashville, the older rundown areas that did have high crime rates are being renewed at an amazing pace! Here's my point...areas that started out beautiful, got worn down and ragged, are now coming back to new vibrant wonderful places. I guess it's a cycle of life kind of thing.
