      Mr Romero pieto trades on my behalf due to my tight schedules and he is indeed absolutely doing great, my last investment of $10,000 he gave me my ROI of $67,000 in a period of two weeks isn't that amazing.

    I fell into this exact thing by accident....I bought my house because I liked the area and style of the house....it just happened to have a 1 bedroom, 1 bath guest house in the backyard. I thought, well maybe I'll make it into an art studio or something. Well a friend asked if they could rent it from me. I agreed, and several months in I realized, dang, this rental is paying my mortgage for me, I'm living here for free! 💡😍. Amazing epiphany! In 2008 a million foreclosures were everywhere! 💡💡💡💡 Thought, let's keep doing this...bought several homes, all rented with huge cash flows, all have paid for themselves at this point, have 5 homes now and all but one are now paid in full! So grateful I mistakenly fell into this thing...close to being able to quit my 40 hour week job...plan on traveling abroad since this income follows me where ever I go!

    Recently I got into the youtube financial niche, and I’ve taken a deep dive into investing, particularly dividend growth investment as it interests me. Tried several methods trying to figure out the best approach to building my portfolio. So far, I’m making progress with the help of my financial advisor.     Just starting on Real Estate this year and your videos really helped me walk in the industry. I live in Chicago so I mainly use Zumbly for real estate properties to look at. They offer initial numbers already which is neat. But having your tips surely make it easier!

    I like the way that the webinars are structured for a live audience. However, I think a "highlight reel" of sorts with a consolidated version would be great for a portion of the BP viewers. At least the BP Pro members :)

    I have to ask you a question Brandan. I don’t live in the US so I’m intrigued to ask you about one of your calculations in the video. How do you get $500 a week in rental income and only purchase the house for $150k ???

      150k house with 20 percent down will be about 800 mortgage. Charge 2000 rent. 1600 in mortgage plus just in case money like vacancies or up-keep ect. That's 400 passive income a month from that property. That's what I heard?

    Generally, I think people like to save 1% of the property value per year for repairs so
    1% of $150,000 = $1,500
    $1,500 / 12mo = $125/mo
    (Just to let you guys know a rough estimate on what to calculate if you ever run property numbers in your head)

    Which state is the best place to start? You know different state/city has different policies which may affect your income from the property.

    I'm only 16 (junior in high school) and when I go to college, I want to invest in properties. Do you think I could do that if I get a part-time job?     Here in BC, Canada, the insurance companies say they need to increase rates by somewhere between 50% - 300% (depending on the building/maintenance/etc) - That is going to impact a lot of condo owners

    Good video, but the example at 34:53 with the house cost at 150k, isn't a 2k rent too high for the price of that property? Wouldn't people just prefer to buy it as opposed to renting it?

    Passive Investor network here in Houston is a cool members only system is the best way I can describe it. They have a financial planner, acquisitions team, property managers and contractors. All I have to do is say yes or no to the deals they bring me. Kinda cool

      It depends on the area in which you invest. One example, a home costs $160K, and estimated rent is about $1,400.

    What is a good time to start real estate? I'm thinking about doing it at 18(I'm 17 at the moment.)
    I plan to buy a house then live there for a couple months and get a job then work on the house at the same time. Then after a couple months once I think the house is good enough then I will rent the house out and that will be passive income so that I can work on some of my Business Idea's.

      Save your money and do it as quickly as possible. At 18 I had a quadraplex (4 town homes) built and I sold them for a decent profit.

      You don't HAVE to get a bank financing to get involved in real estate investing... I bought 6 properties in the last 30 days with no bank financing... Both fix & flips and rental properties...

    GIANT QUESTION, u talk mostly about loans for a means of purchasing property's. wouldn't all those loans add up to somewhere around millions of dollars of inescapable debts on ur property's?

      Yeah, but if you have multifamily properties then you can get the tenant to pay pretty much the entire mortgage over time. The key is not to get a ton of properties at once. In fact you can't even get millions of dollars worth of mortgages or really any other type of loan unless your DTI( Debt to income) ratio is low enough. I'm getting two 4plexes and using the income to pay off the mortgage of one of the houses quickly. Only then will I get another one. Its a slow snowball that accumulates over time. It takes years of dedication.

      We owned a duplex and it’s taking a long time to pay off even with the tenant paying. Not as easy and rosy as projected

    I do believe the same principal for the #3 can apply to cash buyers. Say I buy a property for $1,000 from tax upset and I put $15,000 of work into the property to make it profitable. Now let's say I have an average positive cash flow of $500 per month coming from that property. this same principal has the same effect. I'm going to generate $6,000 in positive cash flow from that property per year. I will have had the tenants pay down my initial investment in under three years. At this point in all becomes positive cash flow.

    I'd love to hear more discussion on BP forum/ podcast etc regarding paid for RE. I'm not big on leverage and I'd like to hear more from folks out there who prefer to pay down loans quickly and or snowball. I get it that you guys don't encourage people to go get a huge loan without a lot of reserves, but this is America (more is better right?) and I'm afraid that some folks will see it that way. Anyway, just something I'm interested in learning more about if nothing else to better be able to compare and contrast to determine which direction I'd like to go with my REI. Thank you!!!

    Mutual funds return more than 2.4%. You have to look at them once every 6 years. I've averaged 11.7% return in my mutual funds IRA over the past 15 years and all payments are pulled out of my account automatically. Zero effort. Primerica baby!
