If you run the numbers you will find that in most cases the interest you would earn on money in a western world savings account would pay the rent on any condo you wanted to buy in Thailand if you invested the purchase price. Yet by renting you have the freedom to cut and run quickly if needed with minimal penalty. 2. Resale of second hand Thai condos is very difficult , many remain on the market for years with no takers and few make a profit with many making a loss because Thais do not like second hand condos for cultural reasons. I knew an Italian guy who died trying to sell his condo in Phuket , 3 years suffering wanting to go home suffering from terminal illness. 3. Thai condos are cheap for a reason. Many foreigners get excited by the cheap price of ultra luxury condos in Thailand but never ask themselves why the prices are so low compared to other countries Why are luxury condos in Tokyo or Singapore so much more expensive?. It’s simply market forces - the market has decided Thai condos are an inferior product. Do you want to invest large amounts of money in a product the world realestate market doesn’t like?.

Also those people living in the 1st group of condos have to deal with constant noise of the building of 2nd and 3rd units. 3. I have heard that once the condos are built, that the HOA does not care for the property well. Therefore, the condo owners must pay for increases in prices, and yet HOA does not do any work. Also, as you said, renting an apartment in Thailand is very cheap.
I love the idea of owning a condo in Thailand. The initial price seems so affordable. If I was actually going to live in Thailand full time then it would make more sense at least to me. Unfortunately I have no such plan. I love Thailand and its people but I don’t go there every year for a month or more at a time. It’s just so far to travel from the US. As a result of all this I think renting is the best way to go for me! That gives me the most flexibility and also allows me to visit more places without any issues, surprises, or cost of maintenance and ownership.
I owned a condo in heart of what’s called golden triangle in KL , so much hassle yearly doing tax paperworks and after 10 yrs owning , didn’t make any money ….. best to rent in Thailand to enjoy n buy in your own country better , my 2 cents 🤣
I agree! I know what I can and cannot do in my home country. In Thailand I’m always going to be at risk because I’m a farang. Rental is so much easier and more affordable. The money I would use to purchase a condo I can put to work in the stock market.
For investment purpose only, shouldn't buy in Thailand unless you live there. But if it is for dual purpose like you want to live few months in Thailand and rent out few months, then, it's better to buy than renting. I think, the key is location. For example, even old condos in Pathum Wan or Watthana area are not cheap and can still maintain the value.

Everything is cool as long as project makes completion date. If something happens like COVID19 or anything that stops construction you likely will not get your money back. It’s always a good idea to buy a finished project.
The salesperson explained that all the one bedroom units had already been sold. My understanding is that there is a very small deposit required for new developments. When it comes time to obtain finance for the purchase often people, are unable to come up with the funds - so if you were serious about buying this is the time to purchase. Every farang has an option on this issue. While purchase prices and property values are much higher in other countries (e.g. Sydney, Australia) they remain very reasonable in Thailand. This is very attractive for retirees who are looking for stability in their lives. From an investment perspective, it is often difficult to sell 'used' properties - as Thais are drawn to the new and shiny - and you would be lucky to be able to sell your property and it is unlikely that you would make a profit.
Even though I have a Thai Fiance, I would NEVER buy a condo or house in Thailand nor in any other foreign country. Why? 1. My Thai Fiance already has her own house in her hometown and a condo in Bangkok. I already could easily live in one or the other. 2. I have my own paid off house here in my US city which I will ONLY pass on to my 3 sons. They are on my will already and that's what is important to keep it or sell it and divide the profit into 3 parts. 3. When I do marry my Thai Fiance, we will most likely live in her home and my house (as long as she can travel here) on a part time basis. 4. As a disabled person, even without a Thai woman in my life, I would just rent during the times I may travel there WITHOUT any headaches, any legal obligations, and no worries. 5. I've have heard of too many horror stories of the spouse taking over the house and it's her country's rules and regulations, not the foreigner! 6. Most important-Be ready to WALK AWAY from anything you are willing to lose in 15 minutes. Great video though Arsen!

What if you just find a better location? What if your next door neighbor decides to rent their out on Air B&B? Here, you have noisy random people living next door to you, with new people coming and going perhaps daily. If you want the unit as an investment, as an American, it better to purchase property in the US, and hire a manager to manage the property. Then take those funds and send it from the US to Thailand. I believe this is called International Arbitrage.
Who's getting mortgage 77k is not a big amount these days, you won't even buy a luxury car with that, and this project is not for the ones who travel to Thailand just for hop on and off. In usa a condo for 77k well, that would not even be your yearly rent, so there is no sence for comparison

Foreigners can’t get mortgages from Thai banks, but can get loans from international banks. As they can’t foreclose your home the interest is higher. I’d expect most foreigners would just pay all upfront.
A lover of Thailand for many reasons over many seasons, yet in some areas, Thailand lacks ethics, stability and a sense of security. No to purchasing condo, just no....yet if you decided to retire in Thailand or already have retired , this could be the ideal place, price and size. For me, the idea of retirement is "less stress". You can customize it like you want and call it your HOME. Rental payments are dead money. We are building our house at this moment and it will only take about eight years it pay itself back.

Very expensive project for Koh Samui. On busy road right opposite the Makro. 18000m2 area of which 50% is built up leaving 9000m2 to be shared with 560 apartments. There are way better options in Koh Samui. Lots of UA-camrs promoting this project only.
I didn't care about having to have to pay so much money in those blocks of payments. They're trying to get all of their money so quickly. I would look at other options.

I just got back from Thailand and every other new building has availability and on top of that there are hundreds of new buildings going up. The supply outweighs the demand. Also the rental market is flooded. You can rent a brand new 1br in a luxury hi-rise for $375 US. That's about $3000 a year after coa, tax and fees. If your new unit is $80k US that will take 25yrs to recover. I just bought a studio in a small older building but well taken care of for $12k. At $200 a month it will take 4yrs to break even. Also I guarantee they have 1brs still available at this new build but they are temporarily off market because the studios and 2brs are harder to sell
