I have owned both for more than 40 years. Both require careful investigation before purchasing. Timing is crucial to purchasing many investments. Farmland is best purchased when everyone else is selling! Happened 1985 through early 90"s.

I lost money in the stock market in 1997 and decided that I would invest in land. We have developed residential, commercial, and recreational properties. It has been a great investment for my family. However, you really need to know what you are doing and raw land is not liquid.
I own land and stocks. Land is a terrible investment compared to stocks. With land, you have mortgage interest, annual real-estate taxes, agent commissions when you sell the property, transfer taxes and property upkeep and very low appreciation over time historically. Land also isn't very illiquid. There are not "Market Makers" for land like there is for stocks meaning that you aren't guaranteed to get the value of your property by selling overnight like you could a stock.
Land is fun, but please don't speak of it as a good investment compared to stocks. Land is a good way to diversify your portfolio if you are absolutely swimming in wealth from stocks and bonds and looking for more places to put your money. Any intelligent financial advisor would tell you what a terrible investment land is.
Keep telling people this so the price comes down on land so I can buy some. 😀
Stocks give more control. way easier to liquidate then land. With land you have to find some other sucker to pay more than you did. LOL
Same with stocks if you are investing for capital gains, you have to find another sucker to pay more than you.
