Many things u missed. Tco of a datacenter is very high. It is not a item to be overlooked. Example Lithium Ion batteries is a huge risk item. It needs to be replaced every 10 years and it cost alot to dispose. Not even touching on the topic how dangerous it is. New ai chips means old data center Must return their investment within 5 years if not they will face serious profitability issues. New AI CHIPS also means new way of designing datacenter, meaning the market is extremely volitile. Cooling, power densitity, sustainability and taxes are all in play. Datacenter is a booming class of reits, however the actual long term profitability is not answered unless someone has a answer to all the question above. Yes it will boom for the next 3 years. After that, be very very careful, because this reit will be stuck with underperforming datacenter that require alot of capex investment to keep up. Usually it will be limited by grid power and cooling water availbility. It is not a common layman knowledge above. Hope u can take reference.
While I agree with most points, I believe renaming Mapletree Industrial Trust to "Mapletree Tech Trust" might not be necessary. The current name maintains its heritage and market recognition, which is valuable in the investment community.
NAV premium/discount also suggest what is the possible resale value of the property. Data centre reit deserve an above 1x because data centres are still sold at a premium in market. Hope it explains k

It seems every man and his dog is running a DC reit. How long before this sector gets over saturated? Btw, YTL Group looks interesting, might be worth punting a few dollars
Not all DCs are the same. Location matters, as latency is an issue especially for high frequency traders / financial firms. This is why downtown DCs are always in demand. And it is not easy to expand DCs in downtown.
@@Leon-fj5dt probably easier and cheaper to run a high speed cable or use microwave transmitters, the hummingbird project It seems every country are going nut setting up dc, it's gonna get over saturated on day and worst of all, the rent in pretty average. Hard to get rich on meh
@@JustJamesDean No idea whats that. But I am aware that financial firms want some of their data centers near them for HFT. Millisecs matter. There will be demand for DCs in downtown and outside. Its harder to expand in downtown. If location is not important, why would firms pay extra for renting DCs downtown right? haha.
Why must maple REITs so "addicted" to ccp/hk? Can they just stay away from this area till things clear up? REITs is for comparatively lower risk investment, not for them to "gamble" 😕. Somebody up there still getting distorted advice.

It is great value now because of current sentiment and fear of ccp
