The sales manager introduces himself to my dad and says, “mr Clark, you mind if I ask you what you do for a living beside berate used care salesman.” Without skipping a beat My dad responds “nothing, I’m retired and I have nothing better to do” one of the many favorite memories I have.

I feel ya...I was a waiter in my younger days in Palm Beach Fl. I could tell the people with money and the people that were just getting by..lol...its a whole nother level respect and basic body language, and manners.

I might go a little crazy and order 2 appetizers, sides, best cuts of steak, and desserts, but IMO isn’t that what you’re supposed to do? Even in Tokyo Japan most high end restaurants make you pay by the course. You should have an appetizer, main dish, and atleast a side. Dessert you should enjoy, but if you don’t like sweets then no worries. I’d say if you can’t afford to pay for all 4 (or 8 if it’s you and someone else) then don’t go to that restaurant because it obviously doesn’t fit your budget. Sure you can go to a steakhouse and just purely buy a steak, but lmfao what’s the point in that? At that point I’d rather just buy a really high grade quality steak and just cook it at home… you want to give the chefs a chance to showcase their skills and I’m sure you want to try more than a steak. Enjoy the ambiance and take your time. Not ok we ate the steak now let’s get out of here and forget how much we spent. What’s so fun and romantic about that? I agree body language says A TON in high end restaurants you’ll have people are scrunched up and or can’t sit still etc. It’s kinda sad how many people try and flex. At $12.00sqft lease I’m having my wife offer it to every haircut, hair perm, nail tech, masseuse, massage person she spends money with and they’re interested… also when he finally got a realtor to put a sign out front he got 3 tenants in 2 months so the demand is there but I still see lease signs of empty places everywhere that are asking for $24sqft... I'm currently looking for tenants and getting them signed up before the closing..the current owner is offering the fisrt 2 months free so I'm making sure its full before I take over and the 2 months free are on his dime.

@@startingtech3900 @59sq ft I'm leasing them for only $12sqft+ yearly earning a 18.14% cap and at $12 still on the low side vs comps in the area and have a 73% return on my 20% DP money. Now is the time to find the distressed properties that have been empty for almost 2 years but make sure you're buying at distressed prices and leasing at prices no one can refuse. My 2c on the pandemic anyway.

@@startingtech3900 the owner stopped advertising, he is a dr and this rental income was not a big deal to him. At $12.00sqft lease I’m having my wife offer it to every haircut, hair perm, nail tech, masseuse, massage person she spends money with and they’re interested… also when he finally got a realtor to put a sign out front he got 3 tenants in 2 months so the demand is there but I still see lease signs of empty places everywhere that are asking for $24sqft... I'm currently looking for tenants and getting them signed up before the closing..the current owner is offering the fisrt 2 months free so I'm making sure its full before I take over and the 2 months free are on his dime.
