Sometimes, depends on your lease, most leases are 12 months, but in student accommodation, sometimes 10 or 11 leases exist, in that case, there would be 1 or 2 months where no rent is paid, often Dec or Jan, depending on the calendar of the local university,

Most university calendars start in February and students leave in November so I can say that income is from Feb-November
