4 bedrooms forces too many compromises on a small footprint. The kitchen is a dark dead end room, the dining area is also small and part of the kitchen, and the living room is both small and doing double duty as an entrance and reception hall. There is plenty of floor space for a very comfortable 3 bedroom home and rearrange and resize the rooms to live in. This house is rather a variation on what was a quite common floor plan in Toronto in the 40s, 50s, and 60s. The potential is there for a home that lives large.
