Awesome interview! My question for Sal would be if the economy takes a dive, construction is going to take a dirt nap, contractors won't be buying as many prosumer power tools. What's stopping Milwaukee or other tenants form moving to the class B warehouse across the street that's offering incentives? He seems like a fun guy to party with. Great content!

@@bryanbell9103 This is a great question. Most of the tenants in this building have 2 things in common 1) they are established companies whose brand requires Class A premises, such as Milwaukie Tool and Carrier Air. They’re not going to just rent anywhere, so if anything happens, they will probably negotiate the rent lower. 2) These brands have been around as long as the family office who developed this has been. The Milwaukie Tool sign is - from my understanding - the only non-red Milwaukie Tool logo in the entire nation or world. So, the trust here is the oil that keeps the machine running.
The point of the matter, no one abandons Class A just to go downstream like they do in multi-family should finances get tight for tenants. It’s a bit safer real estate, the tenants have rental escalations, strong balance sheets,, and just about anything can be negotiated before bad things happen. These tenants don’t pack up and leave that quickly, as seen in NYC.

Okay Few questions:
Who, What, How, and when do we see the commissions? Stage 3 ?
Hey! There are several ways these types of deals can be structured to have different liquidity events… for example, you can get paid on acquisition, you can get paid on disposition, and you can get paid on other various parts of the transaction. And it also depends on if you’re asking as a real estate agent or investor. Hope that helps! 🙌
How would you suggest someone get started, who would like to organize, design, and convert rural land to a subdivision? I'm a licensed civil engineer, but I'm interested in designing a small subdivision, and organizing the rezoning, its design, and infrastructure (road, drainage, water, sewer) construction myself. Or, how could I structure loans, and find capital for just converting the zoning, and handing the design over to a builder? Thank you!
Great questions… best thing to do is partner with people for the things you can’t / don’t want to do yourself. My first deal I had money partners, credit/loan partners, and a partner how ran the deal. The over time the more experienced you get the more is the roles you’ll be able to do yourself (or continue to partner where it makes sense) 🙌👍

31:10 " He will put in $100K of his own money.... on a $20MM deal. I've see that. It's not a lot of "Skin in the game". Many "Family offices" are rather conservative.
Good point. It takes a strong track record and experience to be able to do that.
That’s not skin in the game, that’s not even finger nail!. And raising capital requires a private placement offering that states that “investors can afford to lose all capital invested”. Look it up. These guys are gambling with other people’s money for the Down payments and banks money on non recourse loans. Investors will get screwed when market pulls back. Same thing happened in 2008 but next one will be devastating because syndications and capital raising really sky rocketed since the jobs act in 2015.
Do warehouses do well during stagflation?
Would you buy a 9 cap several months before a 5 yr renewal?

I'd like to do this on a much smaller level. How do you get started? I reached out to my local municipality to inquire on how to acquire one of the many rundown buildings in the area. I presented myself as a "developer " and was somewhat laughed out the door so to speak. Is this something that can be done on a small scale or is this for high rollers and big movers and shakers?
You can definitely do this on a smaller scale as well. Great place to start meeting people is a the local Real Estate Investing Association and the local Land & Builders Associations 🙌

So basically, unless you have wealthy parents, worked on Wall Street, or have years of operating experience then there is no way to start working as a developer??
Not sure that’s the best way to look at it… if you don’t have “wealthy parents” or have the funds yourself, the best thing to do is partner with people who have cash. If you can bring a good deal to the table it’s very easy to find money (you can even contact me to invest, I’m always looking for good deals). My first deal I had money partners, credit/loan partners, and a partner who ran the deal. The over time the more experienced you get the more money you’ll be able to put in yourself and the more roles you’ll be able to do yourself (then continue to partner where it makes sense) 🙌👍

where would u even start to become a developer
A great place to start is by networking at your local Real Estate Investors Association and Land & Builder Associations. If you can find a deal, you'll find someone there to partner with for the first few. Then once you learn the game you can start doing them on your own.

Great question, not necessarily. Cap Rate is based on return if you bought the piece of real estate with cash 👍

2. It looks bad if this guy is not investing his own money in all of his deals when he is raising funds. Did he really say that he is investing his mothers (living in a nursing home) and his late brothers money?
