    Sean, actually in the end can we safely say that property investment is still a good investment after factoring all the headache and work it involves?

      Definitely. Just I want to manage the expectations of new investors as they often think that they can just do nothing and collect rent every month.
      This definitely works, if not why I'm still actively buying hahaha:)

      Well, it's up to you whether do you want to be flexible because there's no moratorium like the previous MCO.

    Hahahahaha... Sean said it.. after awhile, no amount of panadol can cure the 'tenant headache'. So after you get long term family as good tenant, you wonder why you put yourself thru that misery. Used to rent a ss2 student house, 4 bedroom with 11 of us.

    This feels illegal😅....Can he really do that in a "condominium" building type?! Would the building management board/office allow upgrading a 2 bedroom apt to a 3 bedrooms apt(at the expense of the living room or any other space). If he doesn't have to go through management, what is the necessity /POWER of the management board?!

      You cannot change or remove structural elements of the unit, but generally extension are built using lightweight materials such as fibre sandwich boards and etc.
      All renovations can only be carried out with the permit acquired from the management.

    Given the economy now , I guess even renting is out of the option, let alone buying a property..

      Everyone needs a shelter. If you can't afford to buy, then u will look for rental units.
      It's either one. You own or u rent.

      Now it is the best period to buy prop beacuse we have all the HOC campaign by Gov. If you can aford just go for it.

      That's the unfortunate truth, people who cannot afford will rent units. If it's still too expensive, they will rent rooms.
      But for investors who have capital, they will then invest to rent out rooms for these tenants.
      That knowledge gap directly translates into the wealth gap between the rich and average Joe.
