Rent should be decreased to make it affordable for all. If families with 2 incomes can't afford the rent, how are others on less or single incomes supposed to cope!

While I agree that rent prices are way too high, how do you expect Landlords to afford dropping their rental income, when their other expenses are skyrocketing. This will just force Landlords to sell and the only ones buying are Overseas Investors who often leave their properties vacant as they use them for other financial reasons.

I am not sure precisely her situation, though it mentioned she's on disability support. Regardless for those able there is little hope of a decent future in this country without solid employment. Such extreme prices for essentials is impossibly difficult. It is the government's problem in regard to providing public housing and sustainable immigration and other policies. All I see is excuses and failure as the PM cashes in on his 5th or 6th investment property.
The rents in regional towns are outrageous as well. My daughter lives alone and her rent is going up $40 a week in November. I mean that’s just plain greed. It’s not a luxury unit by any means. 2 bedroom, old outside but renovated to an average standard inside. It’s ridiculous. Her landlords wouldn’t do a lease to exclude a rent rise within her two year lease. I live in two bed unit in a small town in Vic. It’s $455 a week. Totally ridiculous. I’m constantly worried I can’t pay bills or eat and could get kicked out. It’s not good enough. Govt needs to help now.

Look I understand I am on hameodialysis life support therapy and still search for jobs every second day. But finding a job that I can do my treatments, every second day. And accounting for random vomiting and drops in blood pressure. It's very difficult.

They have worked hard, many have fought in war, many do not live in penthouses but the houses they bought 50 years ago that are now worth millions in asset but add nothing to their cash flow. They also face rising costs in medication, medical care and aged care expenses.
Rent cap wont increase the the supply , which is the issue
"Housing supply" thousands of dwellings remain unoccupied. The tax and financial incentives aren't there to rent them out.
They charge builders 5k to renew there licence and charge 20k in council fees for new homes and compulsory soil testing on every new build and introduce a multitude of nonsensical regulations to help increase costs to build anything.
I am 23 years old and renting in Canberra is insane.

what are you talking about, excess migration is bad for investors because they become the scapegoat for bad government policies. an investor can make just as much money if rents were lower but so were taxes and cost to hold e.g scenario 1, rent is at 600pw, cost to hold is 500pw = $100 profit or scenario 2, rent 350ow, cost to hold 200pw = $150 profit. out of these 2, scenario 2 is better for the investor and renter (but bad for the government because they don't make as much money)
we have actually been building a lot of dwellings, we're right at the top of that list for new dwellings per capita in the OECD. It's not enough to build housing, clearly.

FEDERAL GOVERNMENTS can't do a rent cap. Only State Govts have the authority and legal powers can put through a bill to cap rents.
We rent out a positively geared house in Melbourne because of the council valuation there is a land tax slug 6.5k$ council rates 3k$ insurance 2.5k$ water rates 800$ real estate fees 2.5K$ The gross income is 500$/w that equates 25.05k$ per year. So the return on the property value in the order 1% . If we sold and invested in bonds the return is 4% So landlords are being screw by the Government As it stands we cannot take advantage of the capital without selling If the government keeps jacking up costs this will flow thru' to rents

House prices still went up while there was a migration freeze under Covid, so this was disproven.
@@Dale-TND Wages are based on scarcity - there's not that many experienced brain surgeons or rocket scientists so they are paid very well but if we brought in a hundred of them, it wouldn't create more jobs for them, it would just increase competition for the same number of jobs, which means a fall in wages (that you offer to the employer to have a competitive edge in a saturated market for your position).
As for housing - it's supply and demand. A lower number of applicants to buy or rent means lower prices due to less interest, longer time to sell, more demands placed on the seller to "up the ante" on the property by renovating it. I remember someone I knew in 2002 demanding that the landlord install new kitchen benches or he wouldn't renew the lease for example - nowadays that would never be requested by a tenant as a condition of renewal because beggars can't be choosers. I inspected a unit recently that had no AC in the bedroom in Brisbane, meaning you couldn't sleep for eight months of the year, but there were plenty of applicants - 5 years ago such a property might not be rented out for months (I saw that at that time, if essential fixtures like bedroom AC were missing).
All properties that have been vacant for 10 or more years should become government owned, and become available to those on the list for public housing. That would result in further housing to become available for other renters, and should reduce the price. There are thousands of them.
It's unreasonable to expect to live in the inner city if you are on welfare. You should expect to live in a share house in the outer suburbs or in a regional centre. You should be greatful that your handout permits those options
Just brought a awesome caravan, and 4x4 to tow it , now I can finally breath , . As I own it all and only cost will be a caravan park .. but I can always have a great scenery.. my kids and wife are smiling as well .. took two years being homeless to do it .. good luck all..
