I really love that you asked us to comment our DTI. I am not sure what mine is off the top of my head but I've been working on a spreadsheet for calculating and tracking my net worth and DTI. I put the project on hold until we get back from vacation but I cannot wait to have this picture in front of me.
DTI is the one situation where I'm glad they use 'Gross Income' instead of Net. I always see high DTI rejection as a blessing because in most situation, if your DTI is high, your monthly cash flow is definitely low. which forces you to stop and reevaluate like you're doing. Slowly but surely!

While I do have a lot of debt, it will be less when student loans are forgiven. My debt is 50% of my networth so not too bad.

I have high student loans and that is what is killing me. They will be forgiven next summer.
My income fluctuates, but my DTI is around 30ish%
My DTI is high because of student loans. I hope to get rid of them in the next year and then I will be buying more real estate.
