Glenmore Tr is by far the worst road to drive on it is like the QEW in Toronto. 24 hours a day it has traffic bottle necks down to 2 lanes in places where accidents always happen. The only good places in the south are the center south area Bonivista, parkland, diamond cove queensland, deer run, Cranston, sundance midnipore all that core area in the central south is nice along the bow river. the north you need to be west of beddington and the further west the better.
Thanks for speaking honestly about the real estate situation. The industry has driven home prices too high for most families. The solution is for prices to align with family budgets, even if it means a market correction. The wisest thing that should be on everyone mind currently should be to invest in different streams of income that doesn't depend on the govt.

You says all three communities are unpopular. I think they are cheap and not go up so much value in last 10 years, that why it go up a lot. It says year over year , only up since 2 years ago.
The neighborhoods you talked about were older neighborhoods with older housing, some were impacted by flooding. These would be reason enough that they are not going up in value. They are not as attractive as far as financing is concerned either. There is more renovation needed and younger buyers want housing they don't have to put a lot of work into right away.
