no one is going to give you a loan to buy it if it doesnt cashflow. Lenders mostly want to see a dscr of at least 1.25. Plus if it doesnt cashflow you arent going to get a very high return. You would have to get super lucky buying in an area with super high appreciation rate. But thats really hard to predict
Luke under four units the bank doesn't care if the property doesn't cash flow, it's not a requirement. The scenario you're describing exist, but on five units and above only. Southern California has a track record of over 50+ years of an average of 6.3% annual appreciation. So it's really not that difficult difficult to predict.
