    Very good information, thank you Samantha.
    This market is more like a Gamblers market. We have been looking, have had viewings cancelled on us because the house was sold on the day before we were supposed to see it, we have come in second, come in back of the pack on another offer. I feel like I am driving in a NASCAR race. Sellers are getting $100,000. over the asking price here in Michigan.
    It is like hammering in nails with a blindfold on, LOL!

      I am so sorry your going through this. It is a tough market and I think your NASCAR analogy is spot on! I tell clients right now you have to be in the race to win and you have to basically write the offer before you see the house and submit immediately, sometimes even before! 🤯 I will say that it may seem hopeless right now, but this is not sustainable and with the interest rates rising, it will start to slow down and competition will slow down as well. Keep on hanging on!

      Just wait for the government to jack up taxes.
      Give it a year, you will see this trend end very quickly. Lots of foreclosure coming. the interest rates are too low and the banks are not being punished for handing out double loans to "investors" if you have enough money to "invest" into a second home. You can pay cash buddy. Some of us need a first time home.
      Like I said, give it a year. This will end. The housing market will bust and the economy will tank like 2008.

    Enjoyed your video it was very informative. What if you place a bid on a new property but haven’t put your property on the market yet and you’ve already been approved and fully vetted for a loan but you need the proceeds from you house to complete the sale? How should you present your offer?

      This is when a 'Home Sale Contingency' comes into play. This has to be disclosed up front along with your offer and depending on your market, there is probably language already built into the standard contract for this. Talk with your local agent becuase in most markets right now, you will need to get your current home on the market and under contract before you really have any chance of getting an offer accepted on the house you want to buy.     Not sure why you say not to submit an offer under asking price. Even in the event the vendor rejects it you can (almost) always go back with a higher offer. But why not try a lower one first? There's practically nothing to lose...

    BS!!! I bidded on a house last week $30,000 OVER the asking price and I was JUST told in a text by our realtor that they went with ANOTHER offer!!!! WTF?!?!? $30,000 OVER the asking price!!!! WTF?!?!😡😡🤬

      I am so sorry that you went through that! 😢 Its tough for buyers right now, I feel you! I've been hearing from some of my partner agents that some markets are going as much as 20% over asking, which can be upwards of $100K!! It's crazy IMO. I suggest you talk with your agent about what they are seeing as a trend in terms of how much over asking properties are going for your area. Its not a guarantee but it might help you prepare for your next offer. Good Luck!

    Great tips. What is your home is under contract, how should you present?

      Glad you enjoyed it! You should present exactly that, when your agent presents your offer to the seller on the house your buying, your agent should be upfront about your home being under contract and if your already through inspections, appraisals, etc. then use that to your advantage when presenting. Also, in the past I have also sold them on how strong the buyer is buying your home to show how soli the deal could be to lesson their concern. Good luck!

    Im cash, bid 30k over, waived appraisal, no repairs and offered closing costs and they came back with wanting to open it up to the public for competition bids, AFTER IM IN CONTRACT. My response to that was no response.

      😩 Something does not seem right there.....I am not sure where you are located, but in NJ once your through Attorney Review and Under Contract and the Seller can't take another contract, only Back-up offers. Same here in GA, once you go Binding on the Contract, the Seller can't take anything else. I would check with your Agent and Attorney (if its an Attorney state) about whether the Seller can even do that legally. Good luck!

    Currently in a bidding war in 2024 where interest rates are 7.5 -8 percent. Multiple offers on a 370k a house in VA 🤯

    My husband and I just put an offer on a house this weekend and when we 1st put our offer in there were 3 other offers. It's Tuesday and I checked in with the realtor and she said they ended up with 33 offers and are still going through them . We tried most of these tricks. We even have our underwriting done. I was sure we would get the house but I'm not so confident anymore.

    If you put an escalation clause in offer, what prevents seller from making up an offer to get us to pay the max?

      Well, every state has their own contracts but here in GA and when I was in NJ, the escalation clause was written in such a way that the seller had to show proof of the other offers that caused the escalation to go into effect. I would suggest talking with your agent about how it would be written into the contract in your state.

    If your in a bidding war.. ask yourself this.. HOW MUCH MONEY DO YOU WANT TO LOSE?? 400K .. 500K.. more/?? thats right.. you LOSE when your OVER PRICED THE HOUSE YOU WILL NEVER GET THAT MONEY BACK.. you may as well burn it!

    As a buyer my max price is 120k but atm the price of the house is 105k should i put the 120k to scare some people off and then the seller will accept the offer?

      I can assure you that ALOT of us Realtors are actually just as frustrated with this market as all the buyers out there. We work day in and day out, writing offer contract after offer contract, only to be let down as well. For an agent working with a buyer right now, its hours upon hours spent for no result or pay. And every time we have to make that dreaded call to say "You didn't get that house" it takes an emotional toll on us too. Believe me when I say, we ALL can't wait for this market to balance out!

    I went under contract on my first bid as a buyer in Orlando. I backed out after the home inspection found termite damage and some electrical issues. I put an offer on a second place and lost out to someone who waived inspections, appraisals, and offered $80k over ask. There were a total of 18 offers on that place. I offered on another house and lost that one as well. My realtors said not to write a letter to the seller. I’m now wondering if the people who won the bidding wars wrote a letter. This is a pretty tough market for sure.

      Um you lost because your offers were less than other offers, it's like a auction , highest bid win. No amount of letters is going to except a offer 20% less.. why would they?

      In where i am, i really only care about the house has no structural problems, and if any, they aren't fatal.
      The houses are all close to a century old so the interior are bound to have issues, but those aren't a problem

      I am with you on this, waiving an inspection is extremely risky and not for everyone. Its important to fully understand the risks and possible liabilities when doing this. There are other creative ways to still have a home inspection but appeal to a seller such as stating Home inspection for information purposes only OR stating you will only ask for repairs if the cost to remedy the defect is over a certain amount of money OR even state inspecting for structural issues only. Consult with your professional and/or an attorney on these terms.

    I love your videos I just subbed I was wondering if it is a good time to sell Iwe are boomers I'm 63 my husband is 65 i would love to downsize from a 4 bedroom to a small two bedroom I have looked mon zillow for small cheap houses in our small town population 5000 problem is we cant find anything plus I'm getting sticker shock

I am going to have to say its a GREAT time to sell because in almost every market you can snag a premium price for the sale of your home so I assume in your market its the same, not sure where you are located though...LOL. However, whether or not its a good time to be a buyer is an entirely different question and the answer is not so easy. Because it's such a strong Seller's market, whether it's the right time FOR YOU to be a buyer right now will be totally different for everyone. I will say however, that if you plan on getting financing, the interest rates are still historically low so that's something to consider.     Can you really write a letter anf the listing agent has to give it to the seller

      You can write a letter, but the Seller doesn't HAVE to read it. Its up to them to review the terms of the contract and a letter is not necessarily a 'term', its just bonus info your trying to get passed along. Some Sellers don't want to take on a possible risk in discrimination or at least being accused of it. Check with your local Agent becuase I have actually heard from some agents in other states they are pushing to have these letters be banned. I have also seen listings in my own market recently that state in the Agent Remarks " Personal Letters will not be reviewed by the Seller, do not send with offer"

    I understand the reasoning for making the statement that home sellers would like to look over a VA home loan.
    But after two deployments and losing my part of my hand while I served in the united states marine corps from a IED. Personally I don't want to buy a home that a seller doesn't want to use the VA home loan.
    It means more money to cover a make up for a over priced house. Also it means the vetting process is sound. The VA has harsher standers for getting a home loan than normal loans do.
    Lastly, its not like I am poor because I choose to use a 0% down VA home loan. ITs because I am missing part of my hand and can't sleep at night I use the home loan. Sorry that entire talk just doesn't sit well with me. Its a cop-out. Yes the VA is harsher on sellers for home loans...
    AND? as a buyer after having served years in the military do you want to deal with some junk crap house that someone didn't take care and over pay for it? No thanks. What goes around comes around. I just think that entire bit of information was worded poorly. But its nice to see the civilian population doesn't change. Veterans are only useful dead to the civilian world. Go figure.
    I would strongly recommend advising your sellers to take good care of there house if they have such a problem with VA home loan standers.

      I want to say THANK YOU for serving and sacrificing all that you have for this country. Without amazing people like you, we would not be where are today.
      I also totally understand where you are coming from and I agree with what you are saying. I have worked with many clients to purchase homes through the VA program as well as coaching sellers through the process of selling to a VA buyer so I've seen both and understand both sides. I fully believe the VA program is fantastic and Veterans like you deserve this benefit. I've had other clients in the past almost waive the VA and go conventional until I had a conversation with them and they fully understand this benefit. However, that was in a different market.
      The challenge we are facing in today's market is that the Sellers have the upper hand, its a full-on Sellers Market in almost every market across the country. When Sellers are reviewing multiple offers, sometimes 15-20 offers (or more!) on their home, MOST (not all, but the overwhelming majority) when faced with a strong cash buyer (or a buyer with a large down payment and an easier loan process) they are going to choose this because it suits their needs the best. It usually has nothing to do with the condition of the property and more to do with what is going to give them the most amount of money and the smoothest process to closing. It's what's best for THEM as the Seller. Money talks, and remember, they hold the leverage in this market. 😔
      Like I mentioned in my video, just because someone is buying a Conventional loan doesn't guarantee there won't be issues, the same way someone buying with a VA means there will be. But on paper, in the offer stage, most sellers are going to weigh the pros and cons and given the chance, will take the route less bumpy in their mind. This also applies to other No down payment loans such as USDA and its even happening to FHA buyers that are putting 3.5% down. These qualified buyers are getting out-bid by the Cash and Conventional buyers Every.Single.Day...... it's not just a challenge specific to VA Loans.
      A lot of my VA, USDA and even FHA buyers are waiting until the market calms down. We are also working with some of them to find something Off-market so they don't have to compete. And others are looking at getting into a good well-maintained house, that just needs a few updates so there are options out there for you.
      AND I will say I have worked with Veteran Seller clients that LOVED to accept a VA offer because they understand so that is something to maybe look out for when searching for a home as well.
      These suggestions in this video are just that, suggestions and they aren't going to work for everyone...... Best of luck in your home search!
