    Good info Terry. i've worked in building control enforcement and bringing cowboy builders to court particularly part E (sound transmission) and part b ( fire stopping) . If buying a property on a terrace , semi detached or in a block of apartments , people need to consider or check for sound transfer possibilities ( check wall or floor xonstruction detail ). Ive also seen people offload problem houses on to other unsuspecting buyers. These things won't be observed in strutural surveys. Do research Caveat emptor all the way.

    I like the drone footage. These are very good tips, more people should be familiar on what the process is and importantly their own role, preparation and responsibilities are. One thing, I would advise is not to borrow too much and particularly that you are not reliant on both husband and wife working, nor commuting too far. Some employers require people to live less than 1/2 hour away and I think that is healthy and will limit your commuting costs. Ensure you have funds for repairs, reserve funds. Beware of properties which have been 'freshened up/renovated' as all manner of issues may have been concealed and a surveyor can only deal with what they see.

    you should get a structural engineer not only for older property but especially for newer property. new built homes are more than not substandard. always get those new properties inspected.

      I would probably avoid it, to be honest, but would need to know the details. Some buildings have different degrees of being listed or landmark. So it would depend on the building and the local authority and the proposed works.

    I just started the process of a D visa. I am interested in selling one of my homes in the states to buy and renovate one of the homes that they're offering renovation money towards.
    How do I sort out where those houses are available? I'm not hurrying but I'd like to look for a large plot of land to farm

    I think a Structural Survey should be done for any house; new or not. Im an American Home Inspector (Surveyor) and seeing many problems with new construction as well.

      No need with a new buy because of builders warranty, Homebond, breach of contract and/or negligence legal actions

    Hi Terry, thanks for the information you provide it is very informative. I am thinking about retiring back to Ireland after many years away. How well can I rely on the prices listed with property sites online? Are they a good indication of the final price you might expect to pay or could you offer below the listed price or is it expected that the price will go higher?

    Hey Terry, love the videos. I live in the USA and looking to move home to the west of Galway. I’ve found a property in interested in. What would you recommend for financing, can I get financing through Irish banks or should I source financing this side?

      Don’t think you have any choice but Irish banks. But they won’t lend unless you are employed for a certain period of time, in excess of 12 months

      Having bought properties in various global places I can say that as a general rule it is only the local banks that would provide a mortgage. I have heard that Irish banks were particularly difficult when it came to providing a mortgage to people who were non-resident or did not have an established credit rating in Ireland. I did find this to not be the case, but although they offered me better than advertised rates, when I bought my first property in Ireland I used a Canadian line of credit to purchase it instead.
      Free advice: Be sure to get a good tax account that is familiar with both US and Irish tax.

    Very informative video :) thank you for that. I have a question...I'm from Germany and will soon move to Ireland with my wife and son with our caravan. And we want to buy an empty space or a house which needs to be refurbished I guess. Will it be difficult for us as non-citizens at that time to buy a house or maybe not even possible. At first we're thinking of a Mobilehome for the first time while restoring the old house with an existent planning permission.Getting a job is required, I know. I saved a lot of money already to buy a place...

      No problem buying as non citizens, provided you have the Euros. EU citizens have freedom of movement, too, so no problem living and working in Ireland 👍

    Does Irish real estate laws require a solicitor (attorney) to complete a title search and settlement or can a cash buyer create a deed through a title company and record with the local Council/Records office?

      What do you mean what happens? The site will be sold to a person who is capable of getting planning permission and maximizing the sales price for the vendor.

    New houses are of questionable quality also. I know there are standards now but I would go by experience. If new houses are better these days, let time prove it and please don`t rely on what the authorities say. My tip would be to buy gold and wait for a recession. Ireland`s economy cannot stay strong if there is a global downturn. If Ireland`s economy weakens, the government will not be able to maintain it`s rigged market because buyers and banks will be in difficulty and things might turn nasty if there are bank bail-ins. During the Weimar Republic, 25 ounces of gold could buy a city block.

      Well, USA is approx. 30 trillion in debt; only reason it is still hegemonic is because USD is global reserve currency, but BRICS pay potentially poses an alternative to that.     I would love to hear your thoughts on buying land with a pre-existing property, demolishing it and building a brand new house.
    I’ve found such a property on 5 acres but dislike the house and want to knock it and rebuild a new house elsewhere on the land. Is it do-able?

      You will need planning permission for a brand new house.

      I'm about to buy an apartment in Dublin and have an issue.
      Basically the common areas of the development (eg walkways, lifts, parking area etc) have not been transferred into the name of the management company as the development went into receivership before the transfer took place. According to my solicitor this is not ideal and if I'm to sell the property in the future and the transfer of the common areas has not been dealt with at that point, this may cause an issue with the prospective purchaser.
      What do you think? Is that a serious issue? Should I walk off the deal in your opinion?

    Mr. Gorry do you cover Co Donegal? I am selling a property (Just land) in that area and a developer has confirmed with his booking (deposit) with my solicitor, my question for you is is it the normal procedure to have to wait 12 month for the developer to get planning approval if they have already newly zoned the location (last November 2023 it was approved for the new zoning)??

      Ask your solicitor what the delay is. He/she has the file and is in possession of all the relevant information.
