Canadian here. We beat State Farm to the punch. A building where I own rental property won't permit underground EV parking whatsoever for the very reasons pointed out by this channel. I sit on the strata board, and have pretty much hammered the nail in the coffin by myself. Also, the president is a structural engineer, so your chances of getting around us is NIL. 2,500º C fire temperature and lethal toxic gases? NO THANKS. And... this is a CONCRETE high rise. Imagine what can happen to a counterpart constructed from wood?
I'm Canadian as well (well I live in Montreal, barely Canada). We have a war-against-cars mayor here and the green nonsense is out of control. Most condos and commercial buildings have charging built in. It's only a matter of time before a thermal runaway event occurs, possibly destroying a building. I expect in the near future to see most if not all in-building charging to be removed. Of course only 15% of EV fires happen at the charge point. ... what about the 85%? isn't having an EV in your building the equivalent of storing gasoline next to your blowtorch?

However 6 blocks on the development (approx 96 apartments) have underground car parks with the fire exits opening into the underground carparks directly under the flats!. Our current evolution of the "system or more and more seems like the Matrix" was never designed for this advent. I wonder how its all going to pan out in the end?

We have several examples here in Sweden where a battery starts burning in a multi-family house and everyone in the house becomes homeless.It will be that you have to check what kind of means of transport the neighbor has chosen.

Years ago I used to be into RC buggy racing (still love my RC cars but I don’t compete these days). I remember when the typical battery packs were NiMH, and then more expensive lithium batteries started appearing. I saved up and bought one, as they were faster to charge and held a charge longer with higher output. HOWEVER, they came with a long list of rules. Don’t charge them on fast chargers all the time as it will degrade capacity. Don’t charge it overnight and watch it while charging. If the battery is damaged dispose of it properly, even if it seems to still work ok. On and on. Twenty years ago we knew the risks of lithium batteries powering cars. They were just smaller cars. 😁
2 months ago,a Lithium Polymer battery powered model a/c crashed into a cornfield next to our flying field. By the time the owner got to it,it had already started a fire in the corn. It required the Fire Service to attend to quench the fire before the whole field was engulfed. Brilliant high power sources,but there are important considerations to be aware of when using-along with Li-iON batteries,which while more stable,still have considerable risk potential.

EV fires are loosely confined to 3 Categories (1) Mechanical, electrical or system. (2) Accident/damage. (3) Unspecified , fires not directly attributed to an EV. Mainly because they are new, owned by relatively well off and responsible owners and still a small proportion of total vehicles. However with petrol/ diesel there are still the same three categories but you can then add other categories such as deliberate fires motivated by malicious intent, fraudulent intent and covering up theft and other crimes.

If EVs are so useable and convenient, why do employees need to charge at work? If they have the range to get to work but not back home again I suggest they maybe a poor choice for commuting. I accept some may be unable to charge at home but why is that the employers problem?
Apart from the fire risk, EVs are useless. The battery degrades fast, so range drops dramatically after a couple of years & freezing temperatures make it worse. I've been commuting on an ebike for a few years, the battery lasts 3 years at most, but costs £500 for a new one & is easily swapped. Economically that works out cos I don't pay insurance, road tax, petrol, parking fees etc, but with an ev car you still have all that expense, plus it's a dud in 3 years & new batteries are tens of thousands. They make no sense at all from any angle.
Not just employees, but any organization with a certain number of parking spaces are required by law to get chargers where I'm from, some will likely slash parking than pay for that, limiting growth and business.
There are UK hospitals that have banks of EV chargers on the ground floor of their multi-storey car parks, conveniently placed near hospital entrance doors/lifts.

My guess is that their insurance has come up for renewal and the insurers have either incresed it due to the presence of the chargers or refused to offer any cover for fire. At lest this firm has the sense to make the right decision.

My neighbour bought an EV two months ago...... Then had a charger fitted and then they had to have a new separate supply cable fitted to their house......... Which has taken 3 days and are just finishing off now. I asked my neighbour how much it cost to run... With glee he said about 60 pence for around 200 miles.......... I said is that including the cost of buying leasing the car........ He changed the subject. I hope it doesn't catch fire as it would probably burn down the whole street

This will not happen. Young drivers risk is greater so they pay through the nose for instance. Insurance only works through diligent risk assessment. Expensive vehicles cost more than cheaper ones so EV's with their high repair costs and propensity to self combust are being charged accordingly.

I used to live 80 km or so from the State Farm Insurance HQ in Bloomington, Illinois. Huge campus I’ve driven past a few times. They must be serious about avoiding disaster because fitting their garages with chargers must have cost them a lot of money.
Whoever drives their vehicle to work expecting to refuel it there? Before EVs, practically no-one. So why is it happening now? Employers surely have no obligation to provide charging points for EVs, so why are they doing it? And now having to back-peddle because of the dangers involved? It's a funny old world.

If EVs are so useable and convenient, why do employees need to charge at work? If they have the range to get to work but not back home again I suggest they maybe a poor choice for commuting. I accept some may be unable to charge at home but why is that the employers problem?
Apart from the fire risk, EVs are useless. The battery degrades fast, so range drops dramatically after a couple of years & freezing temperatures make it worse. I've been commuting on an ebike for a few years, the battery lasts 3 years at most, but costs £500 for a new one & is easily swapped. Economically that works out cos I don't pay insurance, road tax, petrol, parking fees etc, but with an ev car you still have all that expense, plus it's a dud in 3 years & new batteries are tens of thousands. They make no sense at all from any angle.
Not just employees, but any organization with a certain number of parking spaces are required by law to get chargers where I'm from, some will likely slash parking than pay for that, limiting growth and business.
There are UK hospitals that have banks of EV chargers on the ground floor of their multi-storey car parks, conveniently placed near hospital entrance doors/lifts.

Millions of people live in apartment blocks and installing EV chargers next to each parking spot is absolute madness, imagine having a garage full of fuel pumps. And with more EV's on the road, and EV's getting older, the risks will just keep increasing!
If you own a villa, great, buy an EV if you want, if you live in an apartment block with underground parking, stick to your ICE. If you can't charge at home, EV's are simply not even worth considering.

My guess is that their insurance has come up for renewal and the insurers have either
incresed it due to the presence of the chargers or refused to offer any cover for fire.

Why do they let EV chargers under building but you cannot put a petrol pump in the same location. The pump is to high a risk and they are now finding the electric power points are too

My neighbour bought an EV two months ago...... Then had a charger fitted and then they had to have a new separate supply cable fitted to their house......... Which has taken 3 days and are just finishing off now. I asked my neighbour how much it cost to run... With glee he said about 60 pence for around 200 miles.......... I said is that including the cost of buying leasing the car........ He changed the subject. I hope it doesn't catch fire as it would probably burn down the whole street

This will not happen. Young drivers risk is greater so they pay through the nose for instance. Insurance only works through diligent risk assessment. Expensive vehicles cost more than cheaper ones so EV's with their high repair costs and propensity to self combust are being charged accordingly.
Jim Sim...check on ev charging regs ..and parking regs ..when purchasing renting property ..if it is allowed in underground parking ..don't rent or buy these regs should cover scooters bikes cars anything over 4 Amp hours ...

Corporate buildings and residential homeowners will start receiving "policy termination" notices. And once one company does it, they all will. Homeowners insurance for EV owners will turn into a black market racket with people faced with the decision of paying nosebleed premiums or selling their EV for dog biscuits as the insurapocalypse simultaneously tanks what's left of the used EV market.

I used to live 80 km or so from the State Farm Insurance HQ in Bloomington, Illinois. Huge campus I’ve driven past a few times. They must be serious about avoiding disaster because fitting their garages with chargers must have cost them a lot of money.
Wont be long before house insurance wont allow to park your car in your own driveway.
And local Govt will not allow you to park in the street either. Charging is already very well banned
Insurance companies make money by managing risk. What data does the insurance company have they that know that they cannot manage the fire risk?
Whoever drives their vehicle to work expecting to refuel it there? Before EVs, practically no-one. So why is it happening now? Employers surely have no obligation to provide charging points for EVs, so why are they doing it? And now having to back-peddle because of the dangers involved? It's a funny old world.
I've had homes, cars and apartment buildings insured by State Farm for just about 50 years. If you think I will allow an EV on any property I own, you're freaking nuts.

Fire brigades are training fire fighters to contain surrounding areas and let the ev fire to burn itself out and not attempt to put it out as the fire and smoke becomes more toxic with the addition of water.
EVs should not be charged in any car park or any enclosed space. They should not be permitted on ferries, transporters, stored in garages. In fact, they should not be allowed at all!

I'm not a fan of having my insurance premium hiked each year by phenomenal amounts,to help pay for massive insurance claims when EV owners have serious meltdowns with their vehicles. There should be 2 definitive classes-ICE cars and EV cars. If EV vehicles are costing so much more to insure,then let the owners of such things foot the resultant bills.
