Yes, you are right. Livable space now and plenty of room to grow with work over time.
Please, please, please, do not do portrait mode with your phone. It does not do justice to what you are trying to show to the public. This is not Tic Toc. First thing first, you need a structural engineer to analyze the whole building and to give someone information as to how a restoration should be carried out. One needs to secure the roof and exterior of the building so as to continue to restore/remodel the property. In Europe one must also contend with volatile prices on construction materials. This appears to be an excellent investment. One thing to note is that for a young couple/family the stairs are OK but as one ages bedrooms in the lower levels are needed as one cannot negotiate some steps. If it w as a detached building an external elevator might be an option. The Grandparents suite should have a full private bath and small kitchen so they can live independently. If this room has an private entrance it can be rented out until needed by the family. Average renovation prices will set one back at least 90-100 thousand euro, but you WILL HAVE a very nice home to live in.
I beg to differ with you that repairs will be required €100,000. In fact, investments can amount to many times more, since the house requires not only repairs, but also restoration both inside and outside on the facade.

I mentioned what the engineer said about the plumbing and that one of the walls was not load bearing. Your estimate for repairs is high based on what I have seen in Mussomeli however could be correct if you are building out all portions of the home, adding bathrooms and restoring.

Just my two cents worth, have a degree in Architecture but retired now, built a home in Greece and have gained a lot of insight as to what goes on in the southern EU countries. Everything here that is new build must have plans submitted to the appropriate ministry that will review the structural plans for earthquake resistance. Takes forever but protects the owner from fraudulent engineers.

I would buy it right now, but my husband insists on seeing it first. I know he is right, but what a great home.
This one is exceptional. But there will be more, not this large, but you probably don't need all the space. It is good to get a feel for the town and what is available. Let me know when you are coming to visit!

Generally yes. My home is 100’s of years old and still standing strong. I wouldn’t put money on that being the case for my California house 🤣

@@TheAmateursAbroad I actually would like to apply for citizenship there in town but the process is not on their website. I don’t know if the town hall has a pdf or an actual hand out with the requirements. So I was going to write a letter introducing our family and request the process. My husband and I also need to secure a rental for residences there if we can do the process there . I most definitely will contact you when I get there.

I don’t. My house is large but not as large as this and my annual property taxes are €934 as a foreigner.

Sooo many stairs 😓
Unfortunately, this one does. Italian houses have many stairs, many levels. The kitchen can be on the first floor, the living room on the second, and the bedrooms even higher.
I would put the main kitchen on the bottom too. I'm not a fan of carrying groceries up stairs. But I would love to have a smaller one upstairs to have beautiful sunset dinners 😀

It is potentially livable but don’t be fooled by the beautiful details. It will need: HEATING, AIR CONDITIONING, BATHROOMS, WIRING FOR ELECTRIC, NEW KITCHEN WITH ALL NEW APPLIANCES, NEW WINDOWS , WASHER/DRYER, REPLASTERING AND PAINTING, LIGHT FIXTURES, WATER PUMP,ETC. YOU ARE LOOKING AT €125,000-€150,000 IN RESTAURATION COSTS. IT WILL TAKE AT LEAST ONE YEAR TO COMPLETE PROJECT. WORKERS OFTEN DON’T SHOW UP….. DID I MENTION THE ROOF? YOU MUST HIRE AN ARCHITECT TO DESIGN ALL THIS AND OBTAIN APPROVAL BY THE CITY FOR THE PROJECT. MANY WALLS WILL HAVE TO BE OPENED FOR PLUMBING. IN EFFECT, YOU ARE BUILDING A HOUSE INSIDE OF A RUIN. NOW, YOU KNOW.
I’m thinking closer to $400,000. Just tearing stuff down and hauling it a way, could easily cost you 200,000 and do not forget you’d have to pay the, possibility, only builders in the town and they’ll probably charge you double what they’d charge a local. AND every day you neighbors will scrutinize what you do and call the police. Oh, and you are not a local and will NEVER truly fit in. From someone who has been there, done that.
@@amandamuzyka3704 Mine is a200sqm piano nobile. With frescoes and extraordinary majolica floors. So not as big as shown property. I had so many crooks and liars trying to steal my money, I nearly had a nervous breakdown! The first architect abandoned the project and absconded with a sizeable deposit. Now I practice the Sicilian mantra: Believe no one and nothing! Anyone coming here will go through hell before reaching heaven. Never have I ever encountered so many crooks in my life! Only now, after 18 months, I remember why I came here. I say to anyone who thinks it will be like the movie; Under the Tuscan Sun, brace yourself, for blood sweat and tears! 😱🥺😅
