    2-Dhara-143 wali zameen sahi hai ya daakhil khariz wali.

    सर रिजिस्ट्री करने पर सरकार बहुत बड़ा अमाउंट स्टाम्प के रुप मे लेती है इस लिये रजिस्ट्री विभाग की ज़िम्मेदारी बनती है कि रजिस्ट्री करते समय वैध /अवैध प्लाट की जाँच हो जाय.

    Sarkar jab rajiestry paisa leti hai toh rajestry sabhi paper kio nahi dekhti hai public ko itna pata nahi hota sarkar rajestar ko jimedari kio nahi deti jab rejistar sabhi paper ko demand karega toh poll wahi par khul jaayega aap ko ish par kia kahna hai

    Namaste Sir , Maine ek plot dekha hai jo LIDA me aata hai (hasanganj tehsil ),dhara 80 (1) se conversion bhi karwaya hai ,LIDA se plotting ka koi approved layout ni hai ,bol raha hai ki LIDA ke case me authority se layout ki jarurat ni hai ,please guide yeh land leni chahaiye ya ni ?

    Sir agar plot gda green belt k undr aa jaye to kya hoga, waise jaipuriya nh24 k paas gaun k logo n khud ki jameen dekr 50ft ka rashta diya h ab gda mster plan m ise 45meter kr diya h to kya hoga

      Or sir jo already ghr bne hue h bde bde, or kuch din phle uss road ka boundary ho gya h 50ft ka and khambe lgg gye h side side, logo ka kehna h ab ye road itaa he rhega 50ft.

    Sir can you explain that a builder buy land from former it may be SC/ST, OBC, or General category mixed and most of the builder doing agreement for sale of that ploting with land owner means bulder sales that land on their owned name that property or they only doing marketing and sales of that property is it correct way.
    1) Land purchase from SC/ST by some one SC/ST and that land is agreeculture land after buying new owner applied for dhara 80 and further sales through builders on UP CM sir statment that land can buy by any general catagory people of SC/ ST land is it correct and approval are not showing provided to buyer
    2) Registry area circle rate are quite low compared to actual land sale price so that I want to know how much a builder charges can be loaded on that plot in percentage term including road, sewer, boundary wall,nali park etc and their profit booking price should be how much to be for gated society please may explain to do barganing margin sir
    3) and if possible may please do provide the checksheet format for buying land from private builder it may be nagar Nigam,nagar palika,or jila panchayat or gram Panchayat land with all kinds of approval may Required so that loan and land prefectly assured and legally perfect property only can buy by any common man sir
