We have a very good idea yes. There are some variables like taxes and insurance but we always do a full loan summary and I personally go through with each client after being fully preapproved:)

Hello I was homeless and nowhere to go no money and a gentleman came up to me and offered me her house with no money down for $400 a month and 15 years for 33,008% interest and 33,000 at 8% interest and recently he has him told me I owe him another 18,000 in the tax was not paid on the mortgage I had no idea I thought I paid it off my rate never increased and he never told me that the taxes in Creekside I didn’t know what was going on
spoke to 4 lenders , i have one good one and fast but extremely high rate but the better rate seems wont answer most questions and seems like dont want to answer any questions or lazy
I’m currently working with you guys. My back end is 56% which the computer puts us at 400k but I cant add my wife even though she makes more than me because her student loans screwed her credit. Thanks to Bidens freeze on loans. Max we want to pay is 450k so we still have $5000 extra a month after bills. We’re hoping for a little bump from underwriting process but if not there’s a lot of homes in the high 300s we really like.
I just got bad news yesterday because of DTI. We were set to close on the 18th. I was under the impression I was fully underwritin(nope). Disappointing after jumping through hoops for documents, transfer Ernest money, inspections to find out a few days before closing its not going to happen sucks. mello-roos and HOA pushed me pasted my limit 👎.
About to be in this boat. Lender told me here’s down payment assistance, go shopping. After we’re under contract, past due diligence, paid appraisals, inspections, surveys, whoops! state funding ran out. New allotment starts in August. Here’s your new pmt. What? I was crushed. And I’m out all those expenses. Super bummed.

I have a ton of student loan debt, but I'm on an IDR with 0.00/mo payments. Will my student loan debt still be factored into my DTI?
We will go off of IDR for many loan types

The one with the higher rate likely has less clients so can be at your Beck and call. How different is the rate?

You could get a co-signor since you cant add your wife on the loan.
