    I have been licensed as a LO for sometime and have been following your content just to give me confirmation that there are still decent legit people in the industry. I left a top heavy retail branch because it didn't feel right when we are able to do better for people now. Unfortunately, in my market I haven't been able to get reestablished or get my message out like you are doing on this page. Great that you are keeping it real.

    I have a phone call scheduled with her on the 22nd. She seems likely to steer me in the right direction. This will be my first home purchase and I'm confused on a lot of different things and don't trust many people when it comes to my money.

    Listing Jenn on one of the people I watch to educate myself about real estate purchase. I just found out too late. My offer got accepted already and our closing date is too soon so I’ll work with the lender I have. I remember you mentioned Texas is your #1 state. Can you make a video about texas grants DPA with VA loan?
    Also, where do you even know the market stuff to base the lender fee so we know where to find it? Say here in North Texas. I thought origination fee varies on house prices. I remember them saying with one grant the origination fee is 1% of thr purchase price.

    I almost went with waterstone mortgage, but during the process they never mentioned the fee or the rate. I decided not to buy so I never got that info

    I see home prices are dropping but because of increasing interest rates, the monthly mortgage payment is still tight even for those who get qualified. I wonder if there is a little breather next year?

      Happy to help. Yeah its crazy how a simple question stumps lenders and it is a reallllll easy question. For instance my lender fee is $1440 on all loans except for VA as we waive our lender fee on VA. Easy right:)

I work for Textron, we are supposed to have a relationship with Rocket mortgage where they give us a discount or money back at closing due to the affiliate program. But this idiot could not even give me basic information. Unbelievable. And not my first rodeo. My next land/house/ purchase will be my 10th. I'm always trying to stay informed.     Question: I want to buy on the lake front in Chicago. There are very few, very few condos approved by VA. Is there a one time waiver?

      I have not seen the one time waiver but I heard rumors of it. We can often get them approved but the HOA has to be willing

    When you were saying 17k for closing costs are high what price range home is that for? I just bought a home for 410k and their lender fees were like 3k but he got me a 4.25% interest rate. The 17k included the like $8,000 a year for taxes in escrow

      You can choose to not escrow your taxes and insurance which would probably be a better option because you’re paying interest off of that additional $8000 for your taxes which is being added to your principal amount.

      Also I would look at a breakdown of your closing costs less the taxes and insurance. There would be $9000 left, what is that consisting of?

    What if a broker keeps telling you they have the largest lender out there, doesn’t provide a loan summary/brekdown) after i sent him a loan summary from another lender, keeps asking me email back the info on us (pay stubs, etc) he asked for, keeps saying they are the lowest

    I can't find an answer to my question. My mortgage company has itemized the closing fees and they seem to violate the 1% threshold. Will the VA ultimately certify the closing costs or is it possible for the mortgage company to "sneak" some fees by here and there without much accountability?

      Check Box a as that is where lender fees are. They could do 1% origination and discount points and be within compliance. You need to look at rate, lender fee and discount points. Happy to look at for you. email to beeston@rate.com

    Wow 😮 just went through this mess with a lender on UA-cam who claimed he could get anyone a loan....long story short he was charging $35,000 for the loan. My husband and I declined immediately. He never mentioned it until before closing.

      Always compare with another lender as sometimes those incentives you are paying for with higher rates and fees

    Hi Jennifer, My mortage lender is requriing me to purchase a 12% mortgage insurance coverage with a monthly mortgage insurance premium rate of TBD. is this normal?

      @@JenniferBeeston I’m in the early stage, just spoke to them no papers had been submitted. You might be right, I asked about lender’s fees and they never answered it. Have you heard of C2 financial. For investment properties they quoted me at rates of 6.99-7.5 with 20-25% down and closing cost at 2-2.5 of purchase price. What is your opinion? I might give you and your team a try when I’m ready.

    The rate is whatever the client wants to pay for it. Any lender can bake their pay into the rate and charge $1,400 to the client. What is the lender paying you? Your making it sound like your getting paid $1,400 total to do the loan. That’s a little bit misleading isn’t it?

      Welcome to the channel, I have quite a few videos on how lenders get paid. I suggest you go watch them if you have any questions:)
      The point of this video is that if your lender won’t talk about their rates and fees, it’s because they’re high. Also, if my rate is lower and my fee is lower, it actually does not matter what I get paid because the buyer is still getting a better deal than if they went with another lender.

      If you are about to go to a new job tell your lender asap and provide them the offer doc for the new job. We can use that income in many situations.
