Self Build House UK - Watch This BEFORE Buying Land

- Thinking About Buying a Site to Self Build a House in the UK? Watch This Before Buying Land to Build On. What might seem like a plot of land with everything going for it may be impossible to build on, which can be a very expensive mistake if you paid for the site upfront. If you don't know the difference between outline and full planning permission, never heard of visibility splays, ransom strips and why septic tanks can stop your site from being developed, watch this video BEFORE you buy land to build on.
Most people who haven't bought land obsess on planning consent but there is so much more to consider.
This video is not intended to be comprehensive and only applies to the UK. Wherever you are, always take the advice of a local Architect and a Lawyer prior to buying land for development.

Wow! I have been looking for land for a self build for ages, and have never heard about these potential issues. Much appreciated.
No problem. Am soon going to do a video on self-build mortgages.
My greatest concern is how to recover from all these economic and global troubles and stay afloat especially with the political power tussle going on in US.
Yes, tesla, transportation, e-commerce among other sectors are expected to experience growth, but who knows, the market has been a basket of surprises.
This an excellent video. Some self builders don't realise the basic requires for road access etc
Thank you!
WoW! so glad I've just seen this! we've been looking for a small plot of land and as much as I've read lots of self build Magazines and researched online these things haven't been mentioned ...Thank you for sharing, I look forward to reading more .
Glad to be of assistance, I am planning a video on self build mortgages in due course.
well that woke me up to things I didn't think of! Thank you
Glad I could help!
This is all excellent advice. Subscribed. 👍
Thank you!
Thanks for making this video.
No problem, glad you liked it
Very useful. Thank you.
You are welcome!
Extremely informative thank you!
You are welcome
The only thing I would add is a planning consultant maybe the best option to make sure it is most likely to get planning permission as they will do a full planning report, which will give you an almost guaranteed answer if it will be accepted or not.
A planning consultant is a good idea but, even then, it isn’t sensible to give clients guarantees.
@Alex-cw3rz - Let me guess: You are a planning consultant. Right?
@@ToxicVaccines_HivHoax nope I'm a town Planner, so I understand the usefulness of consulting with an expert in the field, when submitting a planning application, but I'm not a planning consultant
Really informative, thanks. Itd be great to cover mortgages for land and self build, and potential unknown huge costs. Also weighting up land with planning permission vs doing it all yourself.
Modular houses are of a particular interest given the cost of living these days, but if the land with permission is as expensive without guarantees, it becomes a problem!
I'd love vidoes on the above topics ☺
Excellent video sir.

Thank you!
Thanks for this video. All things I could have forgotten
Are you thinking of buying land?
@@RealLifeArchitecture yes I am, deciding if I should look for one with plans to start with
@@VinylLondon getting a site with full planning approval (not outline approval) is a good idea.
Wow good to know, thanks
No problem
I m planning to buy a site for my house, glad to see your video, thank you very much
No problem. If your site is in the UK I offer consultations before you purchase www.reallifearchitect.co.uk/online-consultation
Yes will be in Britain, thank you very much
I am thinking of buying land and this advice is useful.
Thank you, I am glad you found it useful
This is exactly in kind of information i was looking for. Thanks for the video.
I wanted to think of all the hurdles in advance, this has given me good leads.
No problem, if you identify a site I’m happy to do a consultation with you. You can find the link on my profile RealLifeArchitect.co.uk please book BEFORE you buy a site.
How are ransom strips legal??? Surely this would be something to legislate against!
On the face of you you are correct but it isn’t easy to legislate against people owning property.
Hello, first of all thank you so much for this information i am 25 year old and trying to build house for my familly at 25k salary with some savings and after watching this it might be hard its possible thank you so much, is it possible to build 4 bedroom house on 200,000 budget if u find the land with planing permission?
Well done for trying but I think it will be a challenge
Can a neighbour plant a tree during the process to stop the application?
Never heard of this one. The system isn’t easily fooled, there are no loopholes.
@@RealLifeArchitecture does that mean that you need to be really really nice given a permitted 8 ft fence would destroy the application. Self build is scary.
@@Paul-ks2fv this sounds like an interesting story, do you have more details?
@@RealLifeArchitecture no i just saw your video with the tree and have been looking online at plots in residential areas. Definitely think extensions would be safer than new builds
@@Paul-ks2fv they odds of a successful house extension are FAR higher than a one-off house
did you ever hear of people buying agriculture land from farmers for a relatively cheap price and then living in a caravan/barn on that land until they get the right to build a permanent structure? seems pretty risky as i hear theyre usually trying to get retroactive planning permission for the barn they put up and live in secretly for 4 years, or may be 10 years now.
Let’s be clear, that does not work.
@@RealLifeArchitecture lol thought it sounded too good to be true but i do see a few youtubers doing this, allegedly. like "small famer life". he apparently bought the land from a farmer and started farming some chickens etc, he said the council then give you 3-5 years to prove your farming business can work and let you live on the land in that time period to manage the farm. then if they believe it's working you can get permission for a farm house. allegedly.
First 2 points are common sense right ?
