Currently there is a special assessment of $751.10 ( charge for the one bedroom units) that can be spread out in 3 payments. Think about the building codes of when they were built and today codes that are in place today to have a safer home. This likely is a coffin and not a home.

There are precautions buyers should take before buying a home. Yes @G FG , that's for sure. Definitely, when you compare Miami or Fort Lauderdale to the the Tampa area for example, the price points are much more competitive in Central Florida. I will be expanding to that area as it is offering more competitive pricing and there are more areas that are higher in elevation - which is better for flooding from hurricanes.

Hi Tee, When you say "plagued "I think you mean how Miami Beach and Fort Lauderdale have a lot of young people arriving during spring break. The answer is no. Regarding Sunny Isles, there is nothing even close to being under $150k. Sunny Isles is in Miami Dade County and Pompano Beach is in Broward County just one city away from Palm Beach County. You will need to look at older properties if you want to be near the beach and better chances to look further north - if you want to stay on the East Coast of Florida. Of course, not all cities ( on the east coast) further north will be in this range.

Although these units may have luxury updates, some have common laundry facilities. For luxury ( newer) units across from the Pompano beach, say built in 2008, the lowest priced for a 2 bedroom in a luxury complex is listed today for $1.150M. I hope this helps.

However, there are beautiful homes ( 3-5 bedrooms) from $1.2M to nearly $4M. Overall most of the homes for sale were built in the 60's-80's. A resident can enjoy a lower cost of living while be nearby the cultural attractions of nearby cities from Boca Raton to Fort Lauderdale.

Yes @Newkirk and with more amenities, manned- gated complexes, and newer properties - the fees go up. If association fees are too low, then you need to be careful that the complex is well funded with enough reserves. These days, it's not uncommon for complexes to be underfunded.
