    Agree. There's nothing wrong with living in one of these structures but ONLY on your own property. Lot rents are absolutely crazy. Low income people can no longer afford to live in trailer parks

      What is worse is the possibility of the park being closed, which means move the house or abandon it.

    Boy, have I learned the hard way! I moved to a mobile home my dad paid cash for. I thought I was renting FROM HIM! I actually thought I bought a HOME, not a VEHICLE. I was informed that I had NO RIGHTS OF HOME OWNERSHIP, that I had to pay $700 in Lot Rent and abide by DRACONIAN rules to live by. I am SO MISERABLE and can’t sell it, because no one will agree with the rules. I feel that, AS WITH REGULAR HOMES, there should have been a DISCLOSURE that we haveNO RIGHTS if we buy in a mobile community. I feel so defrauded!

      I’m so sorry to hear that! Do they have it in writing that you can’t get a moving company to remove it from the community and take it to your own land? Also have you considered renting it out? This is precisely why I am doing these videos so people will understand just how important it is to own private property. That’s the only way we can have more of the freedom we deserve!

      This is the resort area of ocean City MD. My dad paid 170k for a 40k trailer because of its proximity to the ocean. We paid for location. But it would cost 15k to move it, making its value only 25k. This would be a $130k loss to my dad. We are not allowed to rent except for year round. But, where are we going t go without the cash from the trailer? We allowed ourselves to be defrauded. No one will help us, so we are stuck. I’m just going to keep playing the lottery and PRAY I can get out of here.

      $700 Lot rent is very affordable compared to a paying $1700 - $2000 apartment rent or mortgage payment. Buy some new furniture, redecorate or purchase some new appliances to lift your spirit.

    Oh I can tell you what it was like living in a Mobile Home park where you have to rent the land. All of the homes were too close together. You get very little yard to entertain in. My neighbors used to use my back yard when they had cookouts because theirs was even smaller than mine. The management can be relentless in demanding certain things like when you should mow your grass, or what you can have on your front porch. They can come and remove trees, bushes and other plants even if you paid to plant them. My management cut down my beautiful Dogwood trees and left my front yard looking like hell. They left the huge stumps and they were eyesores to say the least. They can evict you whenever for whatever they chose. So you pay all this money to buy a manufactured home, have it delivered and set up, pay for the landscaping, pruning the bushes and trees and have to deal with years of demands and harassment just to be told to leave because they really want you to leave your home behind so they can sell it for a profit. I will never live in a Mobile home ever again. I lost thousands on the resale because we only had 30 days to vacate once we were ordered by a judge that had not a single valid reason to evict 2 disabled women other than it was their land and they wanted us off. Don't do it... don't buy an expensive home only to have it ripped away from you if you haven't the means to have it moved to another lot.

    No property tax either should be forced after home is paid off. Many countries don't charge for that.

      That's how it should be but not in south Carolina.pay off car and hse still have to pay taxes every year.

    When I moved into this park in 2010 the water, trash and sewer were included in the $225/month lot rent. Now it is up to $427 and we are charged for all three of those. Plus, now you can never get ahold of a manger, or if you can, they are unhelpful. I had a water leak last year and water was over $100 that month. Since the park is billed directly from the utility company, I cannot call and get a credit and they won't. But now that I'm retired, can't afford to move either. It is just a slow torture to stay.

      You could be telling the story of my park. Lot rent has doubled over the last decade since I moved in. House is paid off, but it's still rent rent rent. I highly recommend that people be very very very very cautious. It looks like a good deal. It's really not. You risk the pipes freezing every year if you live in a cold climate. It's very very very very expensive to move them. They fall apart. Fast. If you MUST have one. Like it's your only freaking option. DO buy land first and make sure that land is big enough to build a real house while you live in your POC because you will get sick of living in a fake house sooner rather than later. And it's not the stigma. It's not being called names. It's just NOT a real house, and it becomes very apparent very quickly, and it's hard to get out of them. And you are still dealing with the same BS you would be dealing with if you lived in an apartment if you live on rented land. It's not worth it.

    You are absolutely correct, my landlord for my trailer park is raising the rent 50 bux a year. What was a great price when I moved in is now cutting my throat in less than 5 years. This and you cant afford to move the home or find a place that will allow one.

    Thank God mines already had the home on it on 30 acres of land 3/2 home. I just paid it off two years ago paid off in full only to pay taxes here in north Florida

    We already have the property. We are searching for a home now. We have already taken care of well, septic, and power. Just need a home we like.

      @jassmichaelfemibharebhor2971 it's probably going to vary depending on where you live. It's been a while, but I think our well was around $3500 down to 140 feet. The septic was around $3000. I put the power panel together for around $200- $300. We had the power line run underground. I dug the trench and ran about $600 of electrical pvc. We also had to pay $1700 for the transformer because of the underground power line.

    In this world nothing is belong to us. So even if you buy your land and put your home. You still half to pay taxes may not be a lot but you still half to pay.. so don't pay taxes and guess what!!! It don't matter they get us anyway they can. I live in a nice mobil home park nice home also. The lot rent go up every year 15 buck. Yeap elderly are in trouble. As a matter of fact we all are!!

      I researched mobile homes in Cali. Even in El Monte, lot rent was $1800 just for the land rent monthly. It wasn’t worth it.

    I think mobile homes homes will be a thing of the past investors are buying entire mobile home parks just to demolish them they only want the land underneath
    Condos and mobile homes are bad investments

      Sorry you are simply wrong, in the south Mobile homes are almost the way to go....Something tells me you are not from the south...I know people that have lived in mobile homes for 30 years without rent payments.

    Very smart. My bonus Dad use to encourage me to buy some land. So I could one day build a house are putting a mobile home. But I live in San Diego, CA😕

    I lived in a park in Minnesota and the rent went up every 9 months. It was a giant park on the edge of a small town with mostly addicts and people in some other predicament. Now I live in a double wide in south Louisiana on 3.5 acres I own. I would never move into another park.

      That type of mindset is precisely why I am doing these videos. I was raised to believe that people who don’t read, research, and educate themselves are lower class. Maybe you should try educating yourself about things and people you don’t understand. Strive for better meaning being a slave to this corrupt system for the rest of our lives? Yeah, no thanks.

      I can make you jealous of my situation ,Mr Lowclass. Mobile home paid for on my own half acre .Paid $20,000 cash for the pkg in 1997 .Have been offered $150 ,000 for it .Not selling!!!

    This video popped up first place, and I love the presentation.
    I'm planning to retire in 2 years or so, and, maybe I will want a manufactured home.
    one thing to point out is: It's very expensive to move a trailer home. AND
    Once they reach a certain age (in years), some counties/states will not allow it to be transported.
    So if you're in a mobile park with an older trailer, and new owners want everything moved; you may be left with nothing.
    The Lady is so right about having land that you own.

    Why would anyone purchase a home,, and put it on a lot that you'll be paying rent on, forever? I'm not smart, at all, and even I know not to do this.

      Some people simply don’t think about it, others face steering by home sellers. When we bought our first manufactured home they tried to steer us to a park. When we bought our first site built home, they tried to steer us to certain neighborhoods… If you are not educated in these real estate streets people who seemingly know best will lead you to bad situations.

    What company did you use to clear your land? I have a large parcel of land I inherited and I need to clear it out to put an RV pad and then a manufactured home at a later date.

    Bought a single on a half acre.Found out was an HOA .They filled in the swimming pool, and we were still billed a monthly fee . Then went on city services ,and they still are trying to collect HOA dues with nothing to justify it.Run if you see an HOA !!!!

    Are you talking about a 5th wheel RV or an actual manufactured home as in double wide trailer?

      I’m referring to park model tiny homes, singlewides, doublewides, triplewides… RVs can be easily hooked up to your truck and leave with you so that’s fine. We lived at an RV park in our camper for a few months until we bought our 20 acre property, but once they tripled the lot rent price on us, we hooked up and went to our land, ready or not.

      Rick, looked into doing that but we are about 1/4 mile too far down a graded road so the county won't allow us! We are going to look for a different location to do it.

      That's not as easy to do as you might think would require a lot of permitting and the land would have to be approved for commercial use since you technically would be running a business on it.
