My friends dad has a place on the lake, unaffordable
A house on the lake is ~4mil... for that price you might as well buy in Newport. A house in the lake community, but a few streets away from the lake is ~1.5mil, which is a lot cheaper than Irvine prices

I hate HOA's so will never buy in MV.
I dont like RVs, boats in my neighborhood along with commercial vehicles and ugly landscaping. HOAs serve well if you hold up your end.
