My wife and I bought our first house at 22 years old its a duplex, we put 3.5% down FHA. It was very hard to convince my wife into getting the duplex rather than the single, but we are glad we did. Now just looking to grow and purchase another property to flip and build some more capital and keep buying rental properties. Kevin! Another Great video!

I am interested in real estate and want to learn but most people feel like a scam, your videos seem pretty real and honest. I would really love to learn about real estate from you just because of the character you have seem to have built up for yourself. I used my VA loan to buy my first house, lived in it for roughly 3 years, refinanced that house and found renters. Shortly after I used the VA loan again on my second property, going to repeat this as many times as I can!
As a licensed Master Electrician, Electrical contractor, and a licensed Realtor. Doing the $300 electrician trick is a great way to learn how and why things work in Electric inside a home. This will solve 90% of the simple service calls I send my guys on to fix and homeowners over pay on.
I'm from southern Ontario. I purchased my first house at 18. (while I was still in high school) With 20,000$ down, and spent 5,000 to replace furnace and replace the carpet. (all my own money and my dad signed off the loan for me.) I have had great renters that take better care of the house then I would. the market has gone up 30% since I purchased and I'm looking for my next house now. Thanks for the great videos!
Hi Kevin. Your 12 steps approach makes sense to me. I like GC but I am not yet ready for multi-unit apartments. Just bought my first house, will pick up keys in 3 days. I am an immigrant from Africa based in UK. Immigrated about 2.5 years ago as a student. Used very similar principles though I didn't get any help because I had no family here. However, I was fortunate to be debt free after I paid off student debt quickly and had excellent credit which I built carefully. Worked crazy hours and did some sale and referrals on the side. These helped me to raise a little above the down payment required (had to provide more down payment due to my visa requirement as I am neither a citizen here or a settled resident). Your crazy energetic approach takes serious financial principles and makes them fun and entertaining. Keep up the great job

Bought my house on the day of my 21st Birthday in So Cal. You can do it too. No student loans and 50k in home equity at 23 now. Picked a technical career that pays well and required no college.
Great video Kevin, Wholesaling is very lucrative.. We average about $35,000-$50,000 a month in assignment fees alone! Absolutely need to take care of the realtor, if one is involved. However, when you are marketing to sellers yourself, and they reach out to you directly, there is no realtor and closing happens directly w the title company (at least that’s how it work in Texas). Great content however, love the energy my man. Hope to link one day

Cool video, I started investing in stocks then real estate at 20 I was living at home but had a few rentals. They were all owner financed, and the down payments of $5-$10k came from credit cards that I would pay off from the positive cash flow.

Where do you store all of the staging furniture? Do you pay for storage monthly? Or do you get new furniture everytime? It makes more sense to me to have storage for the furniture if you stage houses frequently. But then not all the same furniture will look good in one than than another. So what's the deal with storage?

I purchased one of my properties with 10% down (traditional non-FHA), then 2 years later obtained a broker price opinion and the house had appreciated enough that my mortgage company dropped the PMI.... zero refinance costs. :-)
At 9 min you say it's okay to start with a townhome to start building equity... I've been telling my family to not go with a townhome because I thought it was similar to an apartment... hope you can make a video or point me In the right direction on how to get into real estate with a townhome. (Lower payments since houses are EXPENSIVE right now🔫)

Dave Ramsey says no debt first, is the only way to build wealth. And you can't do a bankruptcy, you have to pay it off and rent while you do that! Then you still have to rent and save the down payment! Ugh. I love Kevin's channel!

I purchased one of my properties with 10% down (traditional non-FHA), then 2 years later obtained a broker price opinion and the house had appreciated enough that my mortgage company dropped the PMI.... zero refinance costs. :-)
At 9 min you say it's okay to start with a townhome to start building equity... I've been telling my family to not go with a townhome because I thought it was similar to an apartment... hope you can make a video or point me In the right direction on how to get into real estate with a townhome. (Lower payments since houses are EXPENSIVE right now🔫)
