Updating and freshening up and a nice place to rent out when not personally using it. I’m not a big winter guy anymore so rent for ski/sled season and enjoy during the warmer months.

Andy, that is a fact, I am very sick of renting. 200 dollar increase every year. I've never ever paid only 30 % of my income to rent. It is so depressing, to be boxed in and have a cheap slumlord. Best wishes, this will be one that goes fast.

Thank you @blaze3884 ! This ideal first time home buyer home is a chance for some renter to fire their landlord. Start owning unless you are not tired of renting on this affordable home! Don't find many with this many features for in the sweet $70K price bracket. 😀
The curb appeal will be improved greatly if the house exterior is painted medium gray with white trim. I would hire professionals to do that job. New interior paint in neutral colors (off white, pale ecru, pale gray...) on the walls would also be a big improvement. I would paint all the ceilings and trim work basic white. For a DIY project, interior paint does not cost much and is easy to learn to do for those willing to take the time to do the job right.
I like that there are wooden and vinyl tile floors on the ground floor -- those hard surfaces are much easier to keep clean. And furniture and area rugs will cover most of the flooring, so it does not matter that there are different kinds of flooring. The entire upper floor needs new hard surface flooring to replace that nasty old wall-to-wall carpeting and the damaged hardwood flooring. The bathrooms definitely need work to make them efficient and clean-looking.
It looks like this house's windows may need to be upgraded with modern energy efficient windows. And that is expensive, but will make the house warmer and less drafty in winter. And the interior would benefit from new, modern window treatments such as window shades or blinds for a more tidy look.
I would not do anything to the kitchen other than a thorough cleaning and perhaps painting the existing cabinetry and replacing the faucet set on the sink. I would keep the appliances if they still work and only replace them, with basic white appliances, as the current ones fail.
Guilty as charged... does need paint through out and a new tub/shower enclosure on the second bath upstairs. But you are right.. hardwood floors, oak kitchen, new furnace, quiet area, deck, porch, low price, modern roofing, 2 baths all make a strong case for anyone to stop renting and start owning their own Maine home @gonefishing3644. Yes but anything bank appraiser wants for GFI's etc you would have to roll up sleeves and do the work. Low price for the right person who is sick, sore and tired of renting. Who really wants to start owning and building equity.
