Here is my perspective. Having vacationed in DR, I would normally be interested in renting an air BnB cabin or condo for a full week only if it were near the beaches and touristy areas. If I decided to visit Santo Domingo as a tourist, it would most likely be for a weekend, and for that reason, I'd only book a day or two in the city, because it's a city. Most people going to DR are going for the beaches, not the city, in my opinion. Personally, I love history and culture, but I booked in Punta Cana, and made day trips to Higuey and places like that. I expect any tourist traffic to Santo Domingo would be similar short excursions, and the remainder of business you'd get there would probably be actually business persons not interested in staying long-term either. Like I said, just my perspective, but it'll give you at least one person's perspective. I would think the most useful properties would be single bedroom detached or semi-detached units on the north and northeast coastline.
This was good info for people interested in an AirBnB. The net amount is what I would be interested in as it shows all expenses. Thus giving the true amount of profit. Great video showing what areas work.
For some reason people are always interested in "how much they make", but they rarely think about how much does it take to run this business .. taxes, renovations, equipment, cleaning, laundry .. etc etc .. and that's not a little .. every peso earned has its price. Thanks for that honest and comprehensive review!
Awesome job! I typically book one bedroom Air BnBs in tourist places for a short term stay. In rural areas I book two rooms, villas or bungalows around the same price. Your daughter will be a future producer 👏🏽👏🏽👏🏽

The good thing about sub leasing is you can dump underperforming properties which it seems you have done. It's trial and error in the beginning. You guys are entrepreneurs. Keep up the hard work. May God bless you guys.
I suggest looking into Airdna before thinking of starting a Airbnb in any market shows you all the metrics to know what properties perform the best and how much they make annually all the info you need

Electricity varies depending on the use. I live in Santo Domingo and we have a 3 bedroom and the utilities are between $150 USD and $200 USD per month. And we run the A/C only at night. Cable and internet is around $60 USD. I've done videos on the cost of living here in Santo Domingo. You can check those videos out to get an idea.
Nice video! Where is the best occupancy rate is it in Punta Cana? What about Cabarete, or Sosua? I’m own a few properties here in the in the U.S and considering investing there.
Boca Chica is one of the worst beaches in DR. Its advantage is its distance from the city and access to fried fish on the beach. Other than that, NOT the best beach in DR.

No I don't own these apartments. I managed the properties for the owners or clients who sublease them. The process is the same in terms of renting. You would just need to find an owner who is willing to sublease.

i think the price you charge can effect the frequency of vacancies. I wouldn't wanna pay more than 400 a month for a 1bd anywhere in the d.r. That is me though.

From my experience with Airbnb and the properties I've managed in Santo Domingo, Punta Cana, Puerto Plata, Juan Dolio, and Bani the villas and house with amenities were more profitable for me. But this can vary with different owners.
So it's not instant financial windfall like it seems sometimes. It just seems like if the net, net income is not $60k+ (an average US job income) then it doesn't seem to be worth it. This isn't free money with no work, no risk or no issues. Thanks for the info. 🤙

In some areas in Punta Cana you can find places as low as $80k just depends on what you are looking for. I'm not sure about prices in Samana. I can say which is better because there are pros and cons for both you just need to know what your objective is with the property. Being a Dominican citizen doesn't matter when making a purchase.

Not inside the property. Some properties I have them on the outside. You can have cameras inside except only in common areas like the kitchen and living room. But you have to disclose if you have cameras inside. It can also be a deterrent from people renting having cameras inside.

Yes, we can. We are currently working on material for people like yourself that want to get into the Airbnb business. I will do a post once we are done and we can talk further.
They expenses vary in terms of cost however all the units we pay utilities, internet, and some we pay maintenance. For example the 2 Punta Cana properties expenses is about $200 per month. We charge the separate for the cleaning fees. Also this doesn't include the rent.

There is several factors that determine this. Location, structure, furnished or unfurnished, etc. Its hard to say without knowing any of this.

Depending on the type of medication the cost is around $1,300 RD for a capsule. This is what my Dad buys at the pharmacy.

I'm not sure, I've never lived or knew anyone that lived in Puerto Plata. I recommend Claro internet service.

Net profit will depend on if you sublease or own property. Most of the properties I manage are sublease.

Why did you choose to do a AirBnb, verse buying a rental property and renting it out for a short or long-term income?
Because as I mentioned in the video I manage Airbnb properties. I don't own any of them.

I am a co host and I charge a management fee to manage the properties for the owners.

They expenses vary in terms of cost however all the units we pay utilities, internet, and some we pay maintenance. For example the 2 Punta Cana properties expenses is about $200 per month. We charge the separate for the cleaning fees. Also this doesn't include the rent.
why do you only keep property for a shorttime then sell?
I didn't sell it. These properties were subleased for Airbnb. If the property doesn't perform you give it back.

Empezar y empieza con la idea que tu tienes y al principio nuestra 3 o 4 tipo de contenido diferente que creas que ha las personas le interesaría y ha medida que lo haga las personas te dejaran saber que quieren ver más y les interesa con sus comentarios. Lo segundo es ser consistente, plantea un esquema de trabajo yo sea 2, 3 o veces por semana lo que puedas hacer y síguelo aunque al principio no veas el valor de tu esfuerzo debes ser persistente.

This way you can easily track Week to Date, Month to date and Year to date profitability. My current work and background is in finance.
