When the Ms Pacman machine went down I finally ripped out the board and monitor. Replaced them and the new board has 8 classic arcade games. Revenue went up 30% and I don't have to have 8 different cabinets.

I lived in a small town over ten years ago. A guy opened a small retro arcade with purely mechanical games. It wasn't even open to foot traffic. It could only be rented for private events. He eventually got run out because of complaining neighbors for the noise as well as some ancient local ordinances. Check with your local government before you go down the arcade route, just in case.

I'm not sure how viable an arcade is in such a small town, but I will say this... 1. A lot of the issues you will run into with arcade machines has to do with the sticks and buttons. Those parts are VERY easy to replace. 2. While I am not sure it will be viable, if I heard there was a arcade in my town I would DEFINITELY check it out. Best of luck, dude.
That water tank is most likely wrapped in asbestos. I would definitely recommend getting it tested and or removed as that can shut down any further progress.

When I worked in Maine, there was a laundromat/bar combination called "Soap Suds." Basically it was a small bar next to a small laundromat where the owner knocked the wall down between the two. It was pretty cool, throw your laundry in, grab a beer-n-burger and watch the game.

If you're curious if anyone uses the payphone there is something kinda funny that you can try. If you can find the phone number of the payphone and call it do so and then wait a few days to see if the phone company comes to remove the payphone. Most times, they literally forget they are there until someone calls it(I'm not exactly sure why it doesn't work the other way around). Also, I'm looking forward to seeing how your arcade does as in the future I've been considering starting an arcade type business in the country that is king of arcades (Japan). It'll help me understand the ins and outs of actually running one since there aren't any near me.

Hey Brandon. Turn that upstairs apartment into a secured office space. A Home office is nice, but sometimes you need time for yourself to think. Set up the internet, printer/fax machine filing cabinets, etc. Also, there is nothing that states your office canNOT be Star Trek themed! A Star Trek Captain's desk, pictures of Star Trek ships on the wall, a Borg covered printer/fax machine!! Possibilities are open.

Looks like the boiler room is ready for demolition. A whole rebuild in the back of the building. A reduction in small washing machines and the old dryers if you're making it into an arcade, too. Getting rid of all that insulation. Remove that big folding table and put smaller folding tables in front of the dryers. Have someone you know after you finish the remodeling, lock it up at 9 or 10 Pm at night. Create you an office on the right side where those old washers are so you can count you money and change. Let it double as a stock room for your soap and softener packets. Make your bathroom more presentable. Looks like it needs a little carpentry work. Getting the dryers and machines running. Cleaning out the junk in the back, straightening things. Lighting fixtures, new tile, and a new mud and repaint on the walls and ceiling and you'll almost be able to go with it.
This actually a great idea with lots of synergy. You need quarters ready, you only need one coin exchanger for both businesses, a lot of people stay with their laundry with nothing to do, why not charge them to kill time while waiting.
I've been misdiagnosed with MDD for 20 years. I found out I have ASD. I now have a better control over my illness and have been recently collaborating with a friend on opening an arcade. I have much hope in myself now and am looking forward to this whole process.
In Appleton, WI we have a place called Jay Jays. It's an arcade inside a laundromat and it serves pizza. They have pool tables as well. It does well as far as I can tell. We went there before i had a house. Good idea.
if he uses upstairs he could make pool tables, an arcade with a jukebox work - also, mod pizza, & pizza, subway and smaller pizza huts use table top grills to make personal pizzas and it'll fit in that extra space he has.
You’re on to something, that’s for sure. If you can swing it-and I’m sure have thought of this already-a top coat of crusher run aggregate in the parking area behind the establishment would go a long way in curb appeal and common area maintenance costs. The best thing we did was improve the outside of our coffee shop/cafe, eventually black topping the lot. Now we have an inviting frontage with signage and paved parking.
There's still some money to be made with arcade/pinball games today. Keep them repaired, clean and secured. Double check for any "amusement machine" licenses you may need to buy every year. Install security bars and padlocks on the machines. Install a good security camera system to keep an eye on the machines. Make sure you have insurance on the machines in case someone gets hurt using the machines. Fire department will want you to have grounded plugs on the power cords (no chopped off ground pins). Some fire departments won't allow use of outlet strips to plug the games into. Here in Washington state, coin pushers, crane/claw games, and other redemption machines are considered gambling devices and are strictly regulated by the Gambling Commission. Vending machines are a good idea, but having them outside make them prime target for thieves/vandals.
In Seattle, years ago, there was a laundromat called 'Sit & Spin'. It had a bar and stage for bands to play, it was very popular and bigger local bands would play there... Do laundry, get a drink, see a show. New laws regarding spaces serving alcohol killed it.
The disconnected pipe on your furnace is the air intake. It's safe for it to be disconnected but will reduce the efficiency of your building and the furnace. I have the same one at my home.

I use a laundromat here in Michigan that has free drying. If you have an employee run dry-cleaning AND offer free drying, you'll get A LOT more business and stay much busier. The one I use is constantly booming compared to the one directly across the street.
Yes you need the soda machine and add a snack vending machine, I have used enough laundromats to see how much money they generate. A wash, dry and fold service is a good idea as I have known many single men use such service. This will also provide additional income generating work for an attendant. As for the arcade I would hold back. I would add maybe one or two machines as laundromats are boring places. This may offset or cover the cost of part time employees. But a full arcade will attract people who are not doing laundry. Such people maybe rowdy or otherwise put off the people who would use your laundromat If people don't feel safe they won't use your laundromat. You did not show the upstairs apartment. Consider making a cheaper than renovating it to an apartment. If there is the market for it convert it into office space. Only need the bathroom redone. Strip out the kitchen and just carpet and repair and paint the walls as needed. You have what, 1,500 to 2,000 sqft up there? Maybe divided into two offices with a bathroom in the hallway.

That is a very good point. There are actually cities that do not allow arcades period. They will also put restrictions on certain machines as well.
