I never fully understood the concept of using other people's money until now. I appreciate the REAL LIFE content. Thank you for being so open and honest!
I like the behind the scenes business explanations. I never totally understood how you could get a loan just for owning property. I find how all these logistics work really interesting.
It’s the “capital” in “capitalism”. It’s what makes everything so easy. You have “capital” you win. Just step your game up, get a few million in properties, dump your cash into in IUL and your set! Making $15 an hour working full time and never missing a day, As long as you aren’t spending 50% of your income on rent, and another 30% on groceries/car/gas/utilities/etc. it’ll only take you about a decade to save up enough for a down payment on a house, assuming no expenses on fun/non-essentials, and no unexpected financial obligations. Once you get the house, easy mode! Just take out a loan leveraging the property, hope there is no market crash, invest the loan wisely into a business that doesn’t fail or stocks that see gain and you are on easy street baby!!!
It all depends on the market. Christian got super lucky and got the property at the start of the 2020 housing boom in the US, properties from 2020 - 2022 have increased in value around 30-40% which is unheard of. The massive increase in value was due to historic low interest rates, which made taking out loans a lot more affordable for everyone, increasing demand on property. With his property rising in value from 2020-2022 the bank looks at the increase in value and allows you to take out the increased value cash or open a credit line. Be careful though, in a more realistic market it would take several years or even decades for properties to increase in value that fast. Christian was fortunate with his timing on the purchase. It would be a completely different story if he tried to do the same thing in 2022. With interest rates increasing and property prices at all time highs, he would need a bigger down payment and would have to pay a higher monthly payment, and most likely won't see the value of the property appreciate as fast.

Be carful Christian, we’re in a short term bubble. It’s not normal for a property to go up 70% so quickly. I’m a small business owner and treading very carefully. We are at year 3 of business and should be moving again to a bigger unit due to growth but we’re holding out.
Interest rate are going up and inflation isn't going anywhere soon. I'd say from experience that this is bigger than 2008.
@@B123-s4j Your comments are contradictory. As rates go up, inflation will come down. It's the fed's inflation easing tool. The question is whether Powell and co will actually be aggressive with rate jumps or not

It is so great that you are sharing these tips and this inside business information. We just recently opened a line of credit for on our house since we found the value of it practically doubled since we bought it. It was nice to get to use the extra money we could take out to renovate our bathroom and replace our roof. Both upgrades will in turn help increase the value of the house more. That is how to use credit wisely. Awesome work.
