  • Realtors that say they will guarantee your home sells or they will buy it themselves...what's really going on?
    In this video, real estate agent and Realtor Matt Leighton exposes one of the lamest gimmicks out in the real estate market: the guaranteed home sales program.
    The program usually works like this: A Realtor will guarantee that they will sell your home in a certain number of days, or they will buy it themselves.
    Sounds, good right?
    Well, the truth is that the terms and conditions of the guarantee are never disclosed up front. And those terms are set up so that no savvy consumer would ever move forward with the program.
    First of all, many properties will not qualify for the program. Homes over $1 million may not qualify. In my market, that rules out a large portion of the homes.
    Second, the listing price will be lower than the market value, usually around 5%.
    Third, built-in price drops are built-in to the listing agreement every few weeks until the property is sold.
    The Guaranteed Home Sale programs are set up as motivation for the seller to agree to the standard listing agreement. After seeing the exhaustive list of terms and conditions, the goal is to pivot the seller to the standard agreement.
    If the agent actually buys your home or ends up selling your home for free with no commission, they have done something terribly wrong. The goal of the program is to never use the program.
    The sole purpose of the Home Sold Guarantee program is for lead generation. Many sellers will be interested in a guarantee so these agents that do this type of marketing will be fielding a lot of inquiries. Once the agent sets up the meeting, they will either not mention the program, or explain the details to the seller and at that point, move towards agreeing to the regular sales agreement.
    The Guaranteed Home Sold program is deceitful, shady, sketchy, and done in poor faith. The way the agent sets up the appointment is under false pretenses.
    The Your Home Sold Guaranteed program is kind of like a discount service where if you need to unload the property quickly and don't really care about the final sales price, it would be a good option for you. But at that point, you're better off going with a service that can buy your house for cash in 7 days.
    When selling your home, think about the agent that you want representing your home sale. Do you want an agent that offers gimmicks and shady marketing? One that promotes a guarantee but in reality, hopes to never use that guarantee? What does that say about the character of your real estate agent?
    Or do you want an agent to represent you that is honest, open and deals in good faith? One that stands by their word and doesn't have lengthy and cumbersome terms and conditions. One that will always represent your best interests.

    Hey Matt, I love the content you put out. It is fun to watch! We do offer the Guaranteed Sale Program at the Keri Shull and Orange Line Living Teams and I did want to point out a few things.
    First, we have spent over $10 million dollars buying homes that we gave guaranteed sales to so for us it is not a gimmick. I do know that most of the people running these types of programs never buy a home, but we have bought several.
    Second, the guaranteed price is less than what we can sell the home on the market. We are very open about that and disclose it up front. The number is always higher though than what wholesalers or the All Cash companies offer.
    Third, most people take the standard option, but it is their choice. They get to choose up front and we'd rather give them the most options and let them choose. Some people value certainty and security more and for those that choose the guarantee program that is their primary motivation.
    Fourth, it does have terms and conditions, but these are designed to make sure we can get the maximum price for selling their home. It is all designed around making sure the home looks the best and can be seen by the most amount of people.

    Matt, another way a Realtor can buy a house is the exact same way a real estate investor does.
    If I can buy a house for 90 cents on the dollar on a lease purchase I will do that. I then mark the house up to about 115% of current market value and then sell it to a new buyer that has a $10k down payment. If Realtors know all the ways of making money on real estate I do they would realize they are sitting on a goldmine.
    I am thinking about designing a course around this for investors and Realtors how they can make a ton of money from this.
    PS: There are 3-5 profit centers in most deals.

    This video needs to be taken down as it's giving consumers 100% inaccurate information. This person needs to get the facts about the program. 25% below market value? Market the house at the specific guarantee price? It's the price the realtor comes up with,? WRONG WRONG WRONG and the list goes on.. This Matt Leighton has been misinformed from someone who does NOT know how to use the Guarantee Sale Program. Did he tell you that the agent will offer to guarantee the sale of your buyers home so they can move up to yours? This program benefits home seller and buyers alike and those who don't have any exclusive or innovative programs will continue to talk trash as they're left behind.
