My advice to anyone that is fortunate enough to have hardwood floors; for the love of God, don't paint them! Just have them sanded and stained a darker color( like a walnut) with a satin finish. I know having consistent floor throughout a home looks better flow wise but I would reserve vinyl plank flooring for high traffic areas, just as long as it's in the same color as the stain on your hardwood floors. If you have a historic home work with it not against it. And PLEASE stop overdoing gray in homes. I know its a trendy color but the floors, kitchen and bath cabinets, walls and tiles don't ALL have to be gray! Just about every house I've looked at has gray vinyl plank flooring, gray walls, gray cabinetry, gray tiles--everything in the house is gray! A little bit of gray goes a long way and I know neutrals help sell a home but it is possible to have too much of a good thing just like cream/beige was overdone a decade or two ago.

Same with the light fixtures. The only important part of displaying them is to make sure you use the right bulbs. If you live in a home that matches a historical style, think twice before updating pieces of it to fit a modern style.

I don’t understand paying $3000 or more for a stager to come in here when I could simply go to a furniture store Or Marshall’s home goods, and buy things myself and then ship them to my new home… If that were the case.

Got 4 est., all came in right at 10K or above to neutralise. I guess the 12' ceilings and crown makes it more difficult. We were hoping to upgrade the faucets and such, plus a little work in the kitchen...but ... The realtor that we are considering working with says NO to the paint, rather give the potential buyers a "paint budget" of someting like 5K and spend the other 5k on the faucets/kitchen work. What do you think?
If you have the budget, spend the money. I've never seen "paint budget" or "hardwood floor budget" work. I'd go with spending the money on painting first
Question for those in Arizona! A lot of the houses of rocks out front instead of grass for obvious reasons (desert). But! I’ve seen a few people lay down turf instead. Would that look nice or look cheap? Would the rocks be a better curb appeal option or should I opt to lay down some fake grass? Tell me what you think
It’s interesting to me how 1 person will say don’t upgrade the kitchen and then another will say “upgrade the kitchen”. Just goes to show, these renovations are really up to personal preference. At the end of the day, they might get you the most out of your money, or they may not.

What is the condition of the hardwood floors? If they show wear-and-tear, maybe refinish them or put carpet over them. It may also depend on what buyers prefer in your market. Ask 2-3 agents in your area their opinion on what to do
Do you think removing our popcorn ceiling would be a good bang for our buck? I know you mention light fixtures in several videos. We have that awful textured ceiling and I don't know if that will take away from updating fixtures. Or if that's something a buyer will even worry about.
How does the rest of your home look? Buyers will definitely notice it. Removing the popcorn ceilings should be strongly considered. It is an arduous project so would definitely hire a professional. Without seeing your home, I'd make sure the kitchen and baths look decent, then I'd tackle the popcorn ceilings!
