    Thanks for another great video. Can you please explain how there are 366 days in 4:12?

      Glad the video is helpful! A leap year, which occurs every four years, has 366 days in that year. So, if calculating interest based on the actual number of days in the year, a leap year calculation will include 366 days.

    Note that I used a shortcut to calculate the average life. It's a pretty elegant shortcut, but it unfortunately is only 100% accurate when the interest rate is fixed throughout the term.     I'll update the model to revise the average life calculation to use the long-hand version, so that it's more accurate for variable rate situations.

    It doesn't seem to allow for a 10yr term/360amort as a 365/360. Your video shows you doing this, but the spreadsheet that I downloaded is stuck at 187month term and will not allow it to be adjusted down to 120 months. It gives the error that "the amortization must be at least equal to the term"
    How do I fix this?
