    Diba po as is, where is yung property. How to check po if may unsettled fees yung bahay? And pwede po ba mag loan sa pag ibig na higher or hindi lang sakto dun sa remaining ng bid offer mo? Yun po sana gagamitin sa renovation.

      Yay! thank you po! :) I guess meron padin po babayaran for insurance kasi required po yan ni pagibig pero you may double check din po kasi malalaman mo po yan pag nakakuha ka na ng NOA. Nagkaiba lang po sa nego at bidding is yung Reservation fee na 1k
      vs. 5% bidbond so prepare nalang din po kayo. Yung insurance amount is naka based padin sa property po. May nakita kasi ako 12k yung binayaran nya sa insurance iba naman 5k.

    submitted our first ever bidding yesterday. your process description was different from our experience. this was ours:
    1. arrived in the pagibig branch, told the guard we're submitting bid offer. guard said our documents needed checking and verification prior dropping in the drop box. he gave us a number and asked to proceed to booth 9.
    2. booth 9 personnel checked our documents and the details in it, took our 2 copies of registration form with him and encoded our details in his computer.
    3. he told us no need to include the signed instruction to bidders copy.
    4. he told us only 1 copy of offer to bid should be enclosed in the envelope.
    5. he told us to drop only the envelope containing our requirements.
    Not sure if this is their current process. It just felt wrong because I supposed our bid was confidential and should be opened only on the date scheduled. He also told us to remove some of the requirements. It's "requirements", not completing it may cause disqualification.

      @@DreamHomeDiary21 this is in san pedro. iba talaga yung process nila sa branch na yan. like today na holiday, pagibig announced na we can still submit offers sa dropbox pero pag punta namin dun nakalock yung dropbox, hindi pwedeng hulugan. pinaiwan na lang samin ng guard on duty yung envelopes. maybe in our next bidding sa dasma na kami magsubmit.

    Question lang po about sa mga hidden fees, nabothered kasi ako na baka may bills na hindi nasettle si previous owner, mga tax and etc. How will you kow na walang hidden fees yung nakuha mong unit?

      1. go to hoa ask for how long na wala tao sa property and ask if may unsettled na hoa dues | note na hindi mo obligation and hoa dues na unpaid ng previous owner dahil may provision dyan and HLURB
      2. For water and electricity pumunta kayo sa provider and mag ask also pwede mo naman ipatransfer under new contract both electricity and water since may proof ka naman na new owner ka na.. sa pagkakaalam ko if gagawin mo ito hindi mo magiging obligation yung mga previous bills and hindi din natin kasi obligation ang utang ng iba try to research may nakita ako sa home buddies na post regarding it
      3. Regarding sa taxes punta ka sa city municipal office to check provide mo pang yung tct number

      Hi po. Acc po sa mga nababasa ko it is very rare daw na mag reject si pagibig unless di macontact yung declared source of income mo for CI. If ever naman daw mangyari yun si pagibig ay makikipag coordinate sayo regarding sa findings sa CI they will give you chances para maayos kung ano man nasa findings. Possibly marereject ka lang naman if may mga hindi match sa sinubmit mo vs sa CI findings nila. If ever naman hindi pumasok salary mo sa bahay na kinuha mo they will ask for a co-maker naman.

    Hi Mam, thank you sa walkthrough ng process. Question, long term installment po ba kayo? Bakit po wala sa process yung pagsubmit po ng Buyer's information sheet and certificate of acceptance?
    Kasi as per pag-ibig website, isa po sila sa mga requirementa for long term payment.

      Hi, other requirements not mentioned sa pagibig mo na po sya i-aaccomplish, madami sila form na ipapa fill-out sayo kasama na yang namention mo.

      Not sure lang if it has effect since may 2nd bidder pero should always coordinate with pagibig or at least write a lette of withdrawal para sure po.

    May question ako, gusto ko kumuha ng foreclosed property pero ung kapatid ko ang ilalagay kong bidder or buyer kasi sya ang active sa Pagibig, pero dahil busy sya sa work dito sa Pinas, ako ang representative niya, need ko pa ba ang SPA na notarized ng attorney?

      If mag huhulog ka palang ng bid kahit sa kapatid mo nakapangalan ok lang walang SPA.. pero if panalo na then mag aasikaso ka na ng documents and magbabayad ng bid bond dapat po kung sino nagbid sya yung mag lalakad otherwise if hindi makakapag asikaso yung bidder "Name sa bid offer" then need ng SPA.

    Ms. Sam paano po ang tamang pag susulat ng list kapag marami ka pong ibbid na bahay sa isang tranch? Marami po kasi akong ibibid pero hindi ko alam saan ko isusulat yung mga details ng bahay.

    Ma'am ask ko lang po, Pwede po ba gawing co-maker ang gf ko pa lang para makapag loan o makapagbid ng naaayon sa income, Capable naman po ang income namin parehas..

      Hello po namention ko na po yan sa isa sa videos ko po. In my case I won 4 properties no penalties kahit 1 lang kunin mo but to have to write a letter of withdrawal sa other properties na di kukunin.

    Meron po ba yung mababa lang ang bid bond? Parang nakakita po kasi ako sa Facebook dati na less than 5k lang binayaran nya sa umpisa parang reservation something lang po

      Go for negotiated sale andun yung 1k reservation fee lang tho madami sa list nun occupied pili ka lang ng ok

    Mam ask ko lang po . Pano po kapag ililipat yung pangalan saakin. sa byenan kopo kase naka pangalan yung bahay sya po kase yung nag bid pero ako po yung nag babayad . Nasa abroad po kase ako ask ko lang kung paano po maililipat saakin yung pangalan pag uwi kopo ng pinas binabayaran ko parin po monthly hindi poba mawawala yung mga naihilog ko kapag nailipat napo ba sakin yung pangalan .thank you po

      Hi better to coordinate with pagibig. Dapat po supposedly ginawa nyo is SPA lang sya representative nyo pero sayo padin yung unit. May legalities na po kasi ata yan to formalize the transfer di po kasi basta2 yan.

    Hi maam sam, if nasa 13k to 14k po yun MA nyo for 30yrs, ibig sabihin nasa 5M something din po yung total na mababayaran nyo?
    sa TCP po pala na nabid nyo na 2.1M wala pa po palang interest si pagibig dyan?

      Yes possible pero habang naliit yung principal amount naliit din interest. And may repricing period every 3 years.
      Base price yung 2.1m and subject lahat ng loan for interest. If 30 years man pwede mo naman sya mapaaga in case may pera ka mag advance ka to principal and mas mapapabilis and mapapaliit yung interest.

    hello po ask lang po, nanalo po kasi kami sa bidd at nakapag pasa na ng ilang req at nakapagbayad na din ng 5% DP. for C.I nalang hinihintay namin pero sabi nung babae nag assist samen baka daw need mag co borrower si misis kasi daw po hindi pasok yung monthly income nya base dun sa price ng bahay na nakuha namin. tanong ko lang po ano po kaya req sa co borrower?

      As long as you are currently employed upon winning the bid so you can present the documents needed.

      The property minimum bid price is 1.2m you should bid higher than that amount say for example 1.3m if you win yes yan ang basis ng price if ever mag long term payment plus the interest rates
