House at The Minaun, Co Waterford

This is my concept for an affordable upgrade to the existing house and its and dated aesthetic of the existing house to take full advantage of the view all around form its wonderful elevated site. The back extension is under the 40 sq.m. planning exemption limit. The front family sunroom needs planning permission. most of the house structure has been retained, externally insulated and over clad with raised seam sheeting. The new plan gives views out to the extensive rear garden space and adds new features like a small home office and master bedroom suite which faces the rising sun. The views are spectacular, one side is the estuary to the sea, the other is towards Waterford city and the sunset.
