      Thanks for saying that! I try to own up to all my mistakes because it helps me make better decisions in the future. But, on top of that, if i can tell others about my mistakes, its even better because then they don't have to make the same mistakes I did.

    We have a sled dog tour kennel with 28 sled dogs. We spent the last 2 years building a brand new sled dog kennel facility and are now starting to offer hot tent winter camping on our property. We are starting with a 10x10 which we will be able to use for multi day sled dog tours in future as well as on our property. Winter is our wonderland, although very much going to be more of a camping experience rather than glamping lol. Happy trails

    That's true your space that youre advertising needs to represent the condition that people are looking for and how that space operates and looks in a certain season. People eat with their eyes.

    The best thing you have going for you is that you are handsome and have video-making expertise. This is the first of your videos that I have watched. I have land in Upstate NY (50 acres) where I had a Tentrr camp site. It rented for every weekend during the pandemic, along with a few nights here-and-there during the week. Yes, most of my booking were from NYC people (artists, people in TV production, actors, doctors, lawyers, CEOs, etc.) They all wanted a clean, comfortable place to hang out, build a fire, cook, drink, and look at the stars. Although my site has 5-bar cell phone reception, no one mentioned a lack of running water, Wi-Fi, Bluetooth speakers, Keurig, etc. No one cared if there was a Starbucks (there isn't) or 5-Star Michelin restaurants nearby. I think some of the guests actually owned those types of places. After a few years, I shut down my rental. Why? Not enough income for the time and hassle. I didn't need the money. It was just a way to share my land and meet some of the people. Many times, I wouldn't even meet the people since it was just self-serve check in and call me if you need anything. Also, even though I lived down the road, I still used my location for hobbies, and didn't want to intrude on people on the weekends when they were there, but I needed to be there sometimes as well (even though the location on my property for them was private and secluded.) To be successful, you have to know your market. You can't charge $300 per night if a place down the road is getting $200 for the same or better accommodations and amenities. You have to stick to your plan. You have to know who you are, and what you are offering. I was a May to October rental. I was a basic camping rental with tent, woodstove, firepit, queen bed, bucket toilet, and an AMAZING view with 50 acres of seclusion. I wasn't trying to be a 5-star resort with a spa to get your hair done and nails painted destination. You can't be all things to all people. That A-frame property of yours. Add a deck (if it doesn't already have one.) Make sure the property is private. Add some beds with linens and figure out how to get it cleaned between rentals. You could also tell renters to bring their own linens, and still have a cleaning service (or you) to clean it. You could also make it a camping site where people have the option to hang inside if it is raining. Know who you are and what you can offer. Price it accordingly. Rental accommodations are nothing new. Trends will come and go. The most ironic thing? I never even tried out my own rental. Yes, I camped as a kid. However, as an adult, I'm a hotel room with 24-hour tea and krumpets kind of guy.

    I sold my camping spot earlier in the year, it was a bit seasonal here in so cal. The summers were great but the rain and cold in the winter made it less attractive. After a few years of making some ok money, I decided to sell it and use those profits for my next deal. So far, still glad I sold it.

      Thanks for sharing and i'm glad you're happy with your decision. Its all about being smart and not too emotionally attached to the business. I'm hoping I will be able to stay open all next winter, if it doesn't work out after I put my all into it, then I will promptly shut down every year during the winter season.

    I am not sure if I follow:
    You started working Air BnB arbitrage. Then, you graduated to Air BnB short-term rentals that you owned. Next, you shut down all of your Air BnBs to focus upon one Air BnB Glamp Site in Upstate New York.
    I had assumed that the Upstate Glamp was booming.
    Besides that, I live(d) in The Bronx.
    [Riverdale].
    In 2+ years, I never ventured further north than Poughkeepsie, and consider anything north of 287 to be Upstate.

    Thanks for sharing! I'm working on a glamp site similar to yours, just one structure, in the Catskills. I am planning to be open May 1st to October 31st. It will be completely off grid and keeping it going outside of regular season seems like too much work for not enough $.

I would say if you can try going into the winter without spending too much on your part, give it a try. I def will be trying to stay open next winter no matter what.
