What's ironic is that my automation journey started bc I am lazy, now it takes up the majority of my free time but I find so much enjoyment in it. It covers a wide range of IT, keeps me on my toes, learning ,innovating, occupied and sober. lol I can't design a circuit or write code when I am drunk ( not that talented sadly)
As an electrician who's rewired and "upgraded" a LOT of residential homes; your best bet (assuming you've already purchased the property) is to have a qualified, well vetted electrician come in and 100% redo your in-home grid. The various supplemental power solutions you've suggested are only momentary fixes, and will be quickly outdated in even just a couple years, vs having a chase installed to desired locations, along with pull strings, a dedicated central hub, and quite possibly a dedicated LV sub-panel installed.
Much harder to make years worth of content from that though 😂

This, 100% this. The number of changes and the fixes needed to accommodate them will only snowball into 100s of daily annoyances in a few short years. A total rewiring and refitting of the house would be the best way forward for this kind of project.

I remember how much of an issue it was for my family since my school was requiring a lot of stuff to be done online and we couldn't really afford computers and home internet until much later on, had to use library computers for quite a while and learned to use portable apps on a flash drive to kinda have my own computer. We now have multiple computers (mine's a decently powerful beast) and Gigabit DOCSIS (cable internet | I don't think we're actually getting the full speed due to living in a condo with old wires but we're looking for a house).
"If you can get it working then you can use it" was my first personal computer setup.
Ironically doing good with money now, but my last 3 computers have still been ones I "fixed" (install linux fresh on to it, fixed a hacked windows machine, worked with a bad hard drive for over a year (windows just crashed), and most ironically wifi drivers worked better on a dying wifi on a laptop.)

The Nest thermostat EU version runs only on power, no data or anything. It communicates to the Nest Heat link (a relay) wirelessly. Would highly recommend it for your situation

If he wants to keep his current 2 wire thermostat setup, I remember seeing a product on "Ask This Old House" has what amounts to a head unit, (think car, for comparison)that hooks to those 2 thermostat wires, for power, and possibly data as well, then the other end of the wires from the thermostat(s) would hook into the brain box(es) which would likely be located in the basement... After which, the brain box would send out the signals on whatever wire in the rats nest of connected wires is available that will tell the device(es), what to do... Of course, that's assuming that I remember the technology correctly
Theater Room Idea: If there is any piece of equipment that you might want to add in the future, run PVC conduit behind/above the walls/ceiling to each location now while its exposed, and have the other end of the pipes somewhere accessible. Make sure you run string line through the conduits as well. That way if you want to add something like a projector, more surround speakers, etc. in the future, all you have to do is tape the necessary wires to the string line in the conduit and pull everything exactly where you need it. No fishing, no ripping out drywall. A small amount of work now will save a large amount of work later. Make sure the conduit is sized correctly for the connecting ends of whatever wires you're likely to use. Can't wait to see how much work Brian The Electrician will have to do xD

"To my knowledge, there's no smart theomostat that will run on 2 wires"--yes there is. The Google Nest Learning Thermostat. I know this because I had that EXACT same ancient Honeywell thermostat with the mercury switch (I also live in the same city as you, Linus)--it works with the 2 wires.
Also, you don't need smart valves? We've been running our Nest just fine without the smart valves.
It wont work 2 wire with cooling as well, and there is about a 70% chance the nest wont work on a zoned 2 wire boiler system because they triac power stealing charging system they use usually wont run through a zone valves windings properly.
I doubt he's going to want a google product.
I also run my nest thermostats as 2 wire - had a very similar era Honeywell Mercury thermostat before. My home is also a 2 zone - up and downstairs, radiant baseboard heat. They seem to work 100% fine - ran like that all winter here in NY without a single hiccup.
I don’t have air though, so I’m not sure how that would work.
Also, depending on which home automation they pick, google wont work with it. Google is bad for updates that break shit, so we dont use them for anything.

depending on how much time you have until you move in, I would recommend just ripping all the drywall out and doing all the wiring and such. That saves you a ton of work

Yeah if he’s planning on automating all the valves then he doesnt need thermostats everywhere and sending 24v along the existing thermostat wiring like he said. He can just plunk zigbee temperature sensors around the house and have Home Assistant monitor them.
Although those would be battery powered, so maybe voltage on those lines would be a nice hack so theres never any batteries to change.

There is a very good option for solving your heater problem. There is a system called KNX with many brands like Jung or something else. They have actuators which run by BUS system (two wires). They´re programmable and can be connected to a smart home system or something like that. You can take a look at it and inform yourself, but it´s the only system i know who run´s with a two wire connection. P.S. Nice House

Yeah this is pretty much the way to go. The only thing that might be more flexible without rewiring would be a custom I2C solution, which is a solution that is neither throw-money-at-it friendly nor time effective. I suppose if you're a DIY electronics maker than the latter might be ok as a nerd flex, but for any sane or busy person, KNX is about the best approach. I wonder what sponsor opps there are in that sector...
Or instead of I2C the AS-Interface could be an option. It provides Power and Data trough a 2 core wire and doesnt require a screend cable. But its probably hard to find thermostats that look good since AS-Interface is an industrial Bus.
Its way to gigid for thinkering with it and cost a ton of money to reprogramm because with 50+ devives a reprogram takes 1 to 2 hours.
oh wow i never thought to hear about KNX again. (btw it runs on a 4 wire bus, 2 for data and 2 for power, there are cables specifically for KNX and they all have 4 wires)
i had KNX in school, we had like small boards with actors (light bulbs) and sensors (simple light switches) and would program them via a PC that was right next to it.
it's very flexible (since you can hook up anything to the sensors and actors) but is also very expensive to setup.

Having grown up and being an adult, Brian The Electrician has become one of my favourite superheroes. As a kid I would've preferred Batman or something, but not anymore.
Honeywell makes two wire temp sensors (C7189) that can run on your existing wiring, you could put all the wifi stats (Honeywell T6 pro is a good price to feature ratio) in the mechanical room which would actually help with stability assuming you have solid wifi from the server rack. The temp sensors will look way "cleaner" than having 10 random thermostats around the house, and since you will be controlling them from your phone there is no point in having extra buttons in each room.
As far as AC zoning, EWC makes great quality zone controls for residential forced air systems. They are much less "techy" than the Honeywell zone control systems, but IMO that makes them a more stable reliable system.
Linus, I don't know if the lot that house is on has the space or ground composition necessary for the ground loop, but have you considered a geothermal heat pump for the HVAC system? It works similarly to your mini-split AC system, but is significantly more efficient as it uses the relatively constant 50°-60°F (10°-15°C) temperature of the earth as both a heat sink and heat source to cool and heat your home rather than the outside ambient air. Many of these systems can act as water heaters as well, possibly allowing you to replace your existing AC unit and boilers with one more efficient system. Also, since all of the components of a geothermal heat pump run on electricity, you could offset all or most of the energy it uses with the solar panels you are planning to install, and since you could potentially eliminate that gas boiler you wouldn't have to worry about the exhaust vent getting in the way of the solar installation. Just something to think about while you are considering replacing your existing systems.

You could commission a local artist or someone to do a glow in the dark painting on the ceiling so when it's dark you can admire the painting and it will look much better than any rgb. Probably a space themed one would look beautiful with black walls and all.

Home Theater - The number one best thing you can do for an outstanding home theater experience, is sound isolation (both for viewers and people in the rest of the house). If you put all that effort into surround speakers and high quality audio, you want to be able to hear it! Sound isolation arguably will give you a better audio experience than upgrading speakers. Consider including the following options:
FRAMING:
Walls - decoupling makes a HUGE difference in transmission of bass sounds to other rooms/floors. bass vibrates right through framing if you don't decouple the room. 2 approaches:
resilient channels - some decoupling of sound, significant reduction in bass transmission, with minor loss of space/height
double walls - you lose about a foot of space in the room, but building double-walled framing does an outstanding job stopping Bass transmission.
Ceiling - floating joists/resilient clips - also isolating bass transmission to the rest of the house, and sounds of footsteps coming in.
Drywall - 2 layers of drywall (preferably different thicknesses) or one plywood and one drywall (easy screwing), with "Green Glue" between them to add effective mass absorbption. This is especially important for the ceiling, which is harder to isolate than walls
Insulation - insulation is helpful, but only for mid-range sound frequency absorption. generally any R-11 insulation is fine, as the above measures for decoupling and mass will have more effect than rocksul insulation over regular insulation. don't hard pack it in the wall either.
door - heavy solid-core door with gaskets, sweeps and transition strip
window - build a "plug" to acoustically isolate outside sounds from coming in
acoustic caulking - between floor and walls, walls and ceiling, around electrical boxes to reduce transmission through holes around electrical boxes
First Reflections of audio - typically overlooked in amateur installations, planning the actual dimensions of the room and where to put sound deadening materials on the walls and other accoustic planning, can result in ideal surround experience or sounds bouncing around the room in a way you don't want.
Use Aeon Multisensor 6's in each room. Use a recessor kit to put it in the wall or ceiling, and it will give you temp, humidity, light, PIR, UV, etc. They're powered by CR123As, and only need battery replacement about every 2 years. In your basement, install Zwave relays to control the two wire leads that formerly ran to your thermostats. The home automation controls the relays. You can use the PIRs to measure room occupancy and temperature. As for the "thermostat" control, you can just use phones, tablets, or voice control for that (Alexa, Google, etc.). I use HomeSeer for all of that. It doesn't cost much, is completely LOCALLY HOSTED, and can control basically anything.
For the basement: Verify if there is a vapor barrier under the slab, if not you will need to lay down a membrane subfloor to allow air flow, otherwise water vapor will rise through the slab and condense under the flooring creating a soggy, moldy mess.
Also Radon is a pretty big problem

Linus, Check out This Old House's series "Future House". They experiment with a lot of new tech on there, and I remember they talked about some really need new heating and cooling systems using radiant.
Also your question about the home thermostats, go look at the Tekmar stuff, they have a thing called the Invita, which helps with the 2 wire issue.

+1 Their standard recommendation for a full home Reno on the east coast of the US (not sure how Vancouver temps compare) is a single boiler running double duty for hot water and radiant heating (for _comfort_) and minisplit/hidden duct/smaller air handler (pick your combo lol) heat pump heating/cooling. Just based on their recommendations for homeowners on their show, a high efficiency boiler will accomplish everything Linus wants regarding the waste heat size (smaller duct, not shielded because lower temp) and would probably pay him back based on the efficiency gains pretty quickly. If Linus hasn't already through his general contractor I'd 100% recommend getting a HVAC and plumbing systems specialist on the project, because that's where you can fit in crazy new tech that ends up saving you money in the long run (ala solar panels). They can also reduce the number of roof penetrations depending on how many systems they're renovating.

See if you can find a local Distech Contractor/Vendor, they have a great line of wireless and bluetooth stats and sensors. Distech can also source all your other peripheral material(relays) and power supplies for ease. For a radiant floor control system, you will likely have to retrofit with a controller to yield higher level integration, Distech also offers an IP line of controllers so you may think about that for the mech room since you will have a network drop there anyways. Those look like Honey V4000 series zone valves, on/off line voltage(probably to pair with the line voltage stats you have on the wall). Likely cheaper to replace the valves with low voltage on/off valves wired to a controller. I assume line voltage as you stated you would need to add a LV XF or PSU. If I was going to recommend a vendor for zone valves and damper actuators, Belimo would be the one. I can easily see a overall simple install of an IP controller, wireless/BTE stats connected via a dedicated VLAN employing your existing network stack.
Hey Linus, Engineering student here with a focus on sustainability and building mechanical systems. You likely won’t be able to get the fine level of zoning/ damper control you’re looking for on your forced-air AC system. It’s designed at a certain Tonne of cooling, and certain airflow (cfm). If you damper down too much, and don’t have enough air flow, you risk freezing up the condensation on your inside coil. Depends on how many separate forced air systems you have, but it sounds like you only have one. You may be able to zone it on each level (3 separate). As for the hydronics and radiant, ecobee may be compatible with some solenoid valves, I’ve seen it done before.

@@bradfroese8863 Bit of a 'should' there. I'm doing some renos which have results in about 1/3 of my ducts being closed/gone, which crapped out my old (admittedly 30yr+) ac unit. The new one is triple checked guaranteed to be covered under warranty if it takes damage from freezing up, but I've still had to set the ac to I think 26C or it freezes up/safety shuts off for for 24+ hours, again due to lacking ductwork/airflow. Constant uncomfortably warm is better than 3 hours of nice and cool followed by a day of 30C+.
He needs to find and HVAC guy/company that is tech/home automation savvy. They would be able to make recommendations for both the Air Conditioning and Heating System. Perhaps he should reach out to Ask This Old house for some advice. They are always game to talking about the latest home tech.

For the thermostat, I would recommend using the two conductor for remote temp sensors (remote temp sensor would switch on the wall where your current thermostats are located) and then tie them to a smart thermostat in the basement.

When you get to the solar you should definitely go with Enphase microinverters and their home battery backup solution, they offer the best customer service that I've found and are incredibly flexible systems. You can also see each individual panel and what it's doing and it fully minimizes line losses from shading. I would also definitely steer clear of Solaredge I have had 2 dozen or so go bad in the last few years.
Another less expensive option that's often considered the workhorse of the industry is SMA inverters they just go and go and go.
I though have Enphase microinverters and their battery backup solution. I would buy your solar modules separate from the microinverters though. It's generally not worth the premium of having them all in one unit. Also while you're renovating if you'd rather have emergency power limited to a few critical loads like AC / Heater(controls), refrigerators/freezers, server room and work peripherals consider having those things wired into a sub panel near your main service panel so your automatic transfer switch can power just those loads in the event of a power failure

You can use Ecobee thermostat with just two wires. You just need a 24VDC adapter to power the thermostat.

For your AC system. get a VRF or VRV. you can either use 2 pipe or 3 pipe system if you want heating in some places and cooling is some you need 3 pipe system.
If all doing cooling or heating at the same time, normal 2 pipe system is good enough.
Good thing with VRF and VRV system is that you only need 2 or 3 pipes from the outdoor unit so go inside and then it can branch off from there.
You can with Mitsubishi Electric or Heavy Industri have a controller that control each room either from a remote inside said room or a central touch pad that can change each room from there.
Biggest VRF system atm is a 50 kW outdoor unit that you can link outdoor units together up to like 300 kW with over 100 indoor units.
Buuuut i think you just need like max 25 kW cooling. And those with that cooling cap can take like 24 indoor units and 500m piping.

Anways, about the smart home stuff. I dunno how well this is distributed in Canada/America, but if you go KNX you'd be pretty much set. Industry wide standard. Lots of devices, peripherals, KNX home servers, gateways to other bus systems a.s.o. KNX switches (for light and other stuffs) usually have temperature sensors included, so you can use a smart actuator with the feedback of the switches immediately. And if you reroute your lighting wires (best with 5-strands, regular three strands is possible too) then you can have it fully decentralized and you can program your switches to whatever light source you want to control .

- you’ll want to ensure you’re using proper theater insulation for those walls due to the concrete.
I’d really consider your screen speakers ect mapping out the entire theater before even sheet rocking… the moment you sheet rock it’s ggs. Consider potentially a sump pump as well as a worse case scenario flooding situation.
If you’re doing atoms you’ll want to map out how you want the speakers done. I think doing inwalls is likely the best scenario. Bowers makes incredible ones that sit beautifully doing that with an acoustic screen will avoid A speakers are out and able to be tripped over/touched/damaged/messed with ect. You’ll also want to look into some sort of control system C4 ect. Talk to an integrator even if you have to kick some tires. I’m sure you’ll love to do the work yourself but get an expert IN HOME CONSULTATION even if you have to pay the guy for their opinions.
use existing wiring to send 5vdc to existing tstat locations to power inexpensive esp32 board with temp sensors. DHT22, BME280 for example. Those will send temp and humidity readings for each zone back to HA, from there you can set up thermostat cards for each zone. In the boiler room, esp32 to control relay modules to open and close existing zone valves by making and breaking contact between valves and 24VAC xformer. I did this in our warehouse and offices with wall mounted tablets and enclosures for esp32's and temp sensors that i machined out of white HDPE on my CNC machine. If your interested reach out and i can get you on the right track to some seriously cool home automation within home assistant.
Thermostats: get a “common maker” - it adds a “virtual 3rd, 4th or 5th wire”. Used it in my house and it’s perfect. Can power any smart thermostat and communicate back to the zone controller/valve over two wires only
I work as an HVAC tech and while those common makers work in some situation I would never put one in my own house. Tekmar(a Canadian company) has the perfect control systems for this application.
Ecobee thermostats includes a "virtual 3rd wire" adapter in the box.
@Steffen Conrad I don't think they use frequency modulation for the simple 3rd wire version. I think they simply use a couple of relays and diodes in what is AC voltage. When not calling for heat, it allows the power to only flow in one direction (at half the frequency). When calling for heat, it reverses direction and a relay at the farside engages and triggers the heating system. There are only a few components in there and mine has been running without any problems whatsoever for 10 years.
@Steffen Conrad no disagreement here. My thermostats are all ecobees and tied into my home assistant home automation system together with a myriad of sensors, smart switches etc. But even though I have a brand new heating system, it still runs on good old zone valves etc that expect to see an a/c analog on/off signal. Using the existing thermostat wires for that purpose with common makers is reliable and eliminates additional components and intermediaries. Even if WiFi, zwave or whatever fail, I still can use the thermostat to heat or cool my house.
I got two things out of this:

He’s one of the few creators that I feel really earned it all too. He literally created a business and employs dozens of people that make actual high quality media. I sometimes wonder how much money he keeps/pays himself cause although it has to be a lot, you can see that he isn’t allergic to investing back into his business and the QoL of his employees.
In the US, yes, he would be able to write off portions and depreciate a lot. Canada tax laws? Who knows.
For the theater you would want to start with sound dampening and I would suggest given the surface going with a good laser projector and screen set up over a display yes they are more in terms of maintenance but for the quality and theater experience they are truly worth it for the seating I did not see the other half of that room but would go with raised reclining sofa theater seating. As well as closing in the room and using a dark color tone in the theater. Depending on the system you go with for home automation control 4 is a good zigbee option with many custom switches and controls for your various devices with a lower cost if you are going all out and want to integrate every thing along with a ton of cat connections then the best of the best for the customer experience is Crestron. While the programing of Crestron is harder and less end user friendly compared to Control 4 both offer things such as room control table interface as well as remote global home control via the integrated app interface found on most cell phones if you add in smart locks you can be on the other side of the globe and still let some one in or adjust lighting and climate control as well as monitor any camera systems that you may have at key points of entrance for security. While in the area of the U.S. that I am in prefers Crestron for the prestige Control 4 is still used and loved by the people that have it and in some cases is a better fit for a older home that you are not looking to totally retrofit but want the perks of a full custom home experience. In the end this is how I would proceed you are welcome to look in to the two. I have five years working with Control 4 and nearly 10 with Crestron in both the residential and commercial environment for reference on my knowledge base. Happy Home Automating
Linus, before you go ballistic in your basement home entertainment system/ playroom I'd check the moisture barrier throughout the entire basement before doing anything else. You'll have a bigger headache if the barrier is not properly installed, water will start deteriorating the concrete at the same time start crumbling, from there you'll have house foundation issues, and black mold will spread like cancer throughout the basement. Every time it rains whichever wall has the most moisture it slowly drips into your floor and anything that it can absorb.

lan cave - doing a "thunderstorm" kind of room, LED RGB light strips on the roof, with cotton batton stapled to the roof and then setup with a wifi controller for lighting and lightning effects, then speakers (because your linus and always do stuff at 200%) where you can have music or thunderstorm rumblings and stuff playing, that would totally be my suggestion for that room

Ok, the help he needs. For the Lanroom I would think he would have to drop a line with Jayztwocents. He did a gameroom a while back with all the little and big extras.
