Good entry level information about certain areas in and around Venice to live. However, this is a very sales driven video. The video talks about own with rental options. However, in most cases, owners want to spend time living in their homes during in-season months. The catch 22 is that the demand to rent these homes during the off season is very low. Thus, the dilemma. This should have been talked about in the video. The other important factor not discussed was own versus rent. I've rented in Venice for years for the first three months of each year. When you run an own versus rent calculation (there are several of these specific calculators on-line), I have found seasonal rent for 3 months to be the range of 45 to 55 percent of the cost to own on an annual basis. Even with owner capital appreciation included, in most cases it takes over ten years to break even. Not a prudent option to buy. But researching a rental place to stay for the next season needs to be started by April 1st to secure a lease because seasonal rentals are in high demand.
Hi Janis! Which community are you referring to that now has a 2 month rental? Every community is different and they do change - so it's always important to double-check with the HOA in the community for the up-to-date details. Thanks for watching! - Liz & Josh
Great concept for a video, focusing on Venice. Comprehensive and well done!
